Real Estate and Facilities Manager

About the Role
We are seeking a Facilities & Real Estate Manager – AMPAC Region to lead facility operations, maintenance, and real estate strategy across manufacturing, warehouse, and office locations. This role ensures all sites operate safely, efficiently, and in compliance with local regulations while supporting long-term business growth. You will oversee country teams managing day-to-day operations at key sites and provide strategic guidance, governance, and project leadership across the AMPAC portfolio. This high-visibility role blends operational oversight with regional real estate planning and capital project execution.
Responsibilities
- Real Estate & Portfolio Management
- Manage leases, renewals, terminations, and rent negotiations for all AMPAC locations.
- Negotiate leases with real estate partners and local purchasing teams to align with company directives and best practices.
- Lead real estate investment and divestment projects, applying market best practices to reduce risk and liabilities.
- Track critical dates, occupancy metrics, and portfolio performance.
- Manage real estate data quality (e.g., share lease contracts and documents with lease administration).
- Support site selection, due diligence, and financial modeling for new facilities, expansions, or consolidations.
- Collaborate with finance, PX, ESG, and legal teams across multiple countries to ensure properties are financially and operationally effective, attract top talent, meet sustainability goals, and mitigate risks.
- Regional Facilities Operations
- Serve as liaison and provide leadership for facility operations across multiple manufacturing and office locations.
- Ensure reliable operation of critical utilities, including HVAC, electrical, compressed air, boilers, chillers, water systems, and waste systems.
- Lead standardization of preventive and predictive facility maintenance programs across the region.
- Environmental Health & Safety (EHS) and Sustainability Goals (ESG)
- Coordinate with EHS and Sustainability teams to ensure compliance with OSHA, EPA, DEP, and equivalent regulatory bodies.
- Partner with regional EHS teams to support audits, inspections, and corrective actions.
- Maintain emergency response plans and contractor safety protocols across all sites.
- Ensure all sites align with SKF’s sustainability goals.
- Capital Projects & Construction
- Steer local teams on facility upgrades, expansions, and infrastructure improvement projects in compliance with Real Estate and Building Construction guidelines.
- Coordinate with legal, architects, engineers, contractors, and permitting authorities across multiple jurisdictions.
- Ensure projects meet requirements and are delivered on time and within budget.
- Budgeting & Financial Management
- Develop and manage regional Real Estate and Facilities Management (REFM) operating and capital budgets.
- Track utility consumption and implement cost-saving initiatives across sites.
- Prepare financial models for lease vs. buy decisions and capital investments.
- Cross-Functional Collaboration
- Partner with Operations, Engineering, Supply Chain, Finance, HR, and EHS teams across the Americas.
- Provide executive-level reporting on facility performance, real estate strategy, and capital project status.
- Implement KPIs and metrics to measure and manage the operational and financial performance of the real estate portfolio.
Requirements
- Bachelor’s degree in Facilities Management, Engineering, Industrial Technology, Real Estate, or a related field.
- 7+ years of experience in facilities management within a manufacturing or industrial environment, with multi-site responsibility preferred.
- Experience supporting or managing facilities across multiple countries.
- Strong knowledge of building systems, industrial utilities, and regulatory requirements.
- Experience managing capital projects and real estate transactions.
- Preferred certifications: CFM, FMP, LEED, CCIM, OSHA 30.
- Ability to read engineering drawings, site plans, and utility schematics.
- Strong communication skills and the ability to work across cultures and time zones.
- Willingness to travel regionally.

Pay
Salary range: $152,000 to $171,000 per year.
