R.O. - Maintenance Manager
About the role
The Maintenance Manager at Capital Vacations is responsible for planning, prioritizing, training, supervising, and reviewing the work of staff responsible for performing maintenance services. This includes the full range of custodial duties related to the exterior care, maintenance, and cleaning of buildings and facilities, as well as waterpark maintenance.
Responsibilities
- Follows Capital Vacations SOP concerning licensing and service agreements
- Coordinates work with outside vendors to minimize interference with the guest experience
- Serves as the main source of contact for inspection agencies including Fire Safety, Water Safety, and Employee Safety
- Maintains an organized work area
- Participates in the weekend MOD program
- Completes monthly inventories and sets par levels with Resort Managers approval
- Supervises and performs maintenance and repair work on swimming pool facilities and related mechanical equipment, including electrical, pump and filtration, and plumbing systems
- Supervises maintenance of chemical balances and the related chemical testing and injection systems
- Supervises and assigns the work of maintenance employees
- Inspects work for completeness
- Provides direction and assignments to employees and maintains property management data book
- Determines material, equipment, and supplies necessary to complete tasks
- Orders all supplies promptly to complete projects
- Assigns all painting, electrical and plumbing issues, waste management and landscaping duties to employees to complete with all units
- Performs a variety of skilled work in the maintenance, repair, and upkeep of resort buildings and units, including carpentry, plumbing, filter maintenance, and light fixture maintenance
- Performs general repairs as needed, such as painting, patching walls, security hardware, and landscaping
- Maintains swimming pool during the summer season
- Captures or installs, inspects, repairs and maintains the electrical, plumbing, mechanical and other related systems
- Captures or inspects, operates and maintains the heating, cooling and ventilation systems
- Captures and inspects major contract work on the electrical, plumbing, mechanical and other related systems
- Performs all other duties as assigned
Requirements
- Valid driver's license and proof of insurance
- Good driving record clear of significant violations
- Associates or bachelor’s degree in facilities/property management
- Experience in a manager-level resort maintenance role
- One to two years of experience in building and facilities maintenance
- Certified Pool Operator (CPO) or Aquatic Facility Operator (AFO) certification
- HVAC certification
- OSHA certification
- Hazardous material handling training within six months of hire date
- One year experience in the care, maintenance, and repair of large, commercial, or public swimming pools and associated equipment and facilities
- Ability to perform maintenance duties, such as plumbing, electrical, construction, appliance repairs, painting, and pool maintenance
- Ability to multi-task and handle all maintenance issues
Qualifications
- Associates or bachelors degree in facilities/property management
- Experience in a manager-level resort maintenance role
- One (1) to two (2)years of experience in building and facilities maintenance
- Certified Pool Operator (CPO) or Aquatic Facility Operator (AFO) certification
- HVAC certification
- OSHA certification
- Hazardous material handling training within six (6) months of hire date
- One (1) year experience in the care, maintenance, and repair of large, commercial, or public swimming pools and associated equipment and facilities
- Ability to perform maintenance duties, such as plumbing, electrical, construction, appliance repairs, painting, and pool maintenance
- Ability to multi-task and handle all maintenance issues

Pay
Salary is commensurate with experience.

Hours are flexible and based on department needs.
