About the role
The Property Preservation Specialist ensures properties are inspected and preserved in accordance with state, federal, and investor guidelines for FNMA, FHLMC, VA, FHA, and USDA properties. This role also performs quality assurance for the ESPL preservation team members.
Responsibilities
- Process incoming Property Preservation mail.
- Work with investors, internal departments, local municipalities, and vendors to preserve assets.
- Utilize internal reports to identify loan status and update systems (e.g., cancellation of open orders on closed loans, updating BSI systems of record, and internal reports).
- Ensure property inspections are completed in accordance with state, federal, and agency guidelines.
- Ensure order results are uploaded into the system in a timely and accurate manner.
- Review completed services for compliance with Property Preservation scope of work.
- Recommend services within investor guidelines to preserve properties and avoid escalations or code violations.
- Communicate with investors for approval of needed preservation work and/or registration.
- Gather additional documents for registration purposes.
- Identify potential loss/litigation to reduce expenses and mitigate registration losses.
- Cancel inspections, preservation work, and deregister properties on loans that have been transferred, closed, or had delinquency status changes.
- Resolve 100% of code violations by working with vendors.
- Perform 100% quality control on vacant or damaged property inspections and all preservation work to ensure scope of work was completed accurately.
- Follow up with vendors on late orders and reassign as necessary.
- Verify through QC that fees for completed services comply with the Fee Matrix or approvals for over-allowable services.

Qualifications
- Knowledge of basic computer software programs (Windows, Microsoft Word, Excel, Internet, and Microsoft Outlook).
- Mortgage industry or banking experience preferred (Bankruptcy, Foreclosure, Default).
- Knowledge of Property Preservation preferred.

Schedule
This is a full-time position, Monday through Friday, 8:00 a.m. to 5:00 p.m.
Work Environment
This job operates in a professional office environment. The role routinely uses standard office equipment such as computers, phones, photocopiers, and fax machines. Ability to sit for long periods of time is essential.
