Job Summary
Manages and directs the operation of properties to align with KWPM objectives. Requires certification and licensing as a Community Property Manager (CAM) by the State of Florida.
Responsibilities
- Manage and operate properties in accordance with KWPM objectives.
- Communicate professionally with customers, board members, and vendors.
- Prepare and distribute monthly financial statements, including operating variances from budget.
- Maintain property files and records, ensuring accuracy and completeness.
- Coordinate with headquarters support staff on management company procedures.
- Supervise on-site team members, encouraging professional behavior and adherence to safety standards.
- Develop and evaluate service needs and performance in all areas of maintenance and management.
- Initiate contact with new resident representatives to coordinate move-in processes.
- Prepare and present management reports, action plans, budgets, and bid analyses.
- Ensure compliance with state and regulatory agency statutes and community documents, policies, and procedures.
- Monitor contracts, evaluate, and negotiate terms, ensuring vendors provide appropriate insurance and certificates.
- Manage cash flow, monitor aging reports, and update collection modules.
- Update equipment maintenance logs, inventory, and preventive maintenance manuals quarterly.
- Process violations, work orders, architectural control applications, lease applications, and sale applications.
- Manage assets, cash balances, and fund availability for projects.
- Organize and update Association communication, including menu boards, newsletters, and websites.
- Handle emergencies and address issues promptly.
Qualifications
- Strong working knowledge of customer service principles and practices.
- Proficient in reading, analyzing, and interpreting technical procedures, leases, regulations, or documents.
- Microsoft Office proficiency.
- Florida CAM license.
- Valid FL Driver’s license.
- Ability to work flexible hours, including nights and weekends.
- Bi-lingual in English and Spanish (some locations).
