About the Role

The Property Manager is responsible for the day-to-day operation of the apartment community and building(s), providing quality service to residents, ensuring efficient property operations, and completing required administrative tasks. This role reports to the Regional Property Manager.

Responsibilities

  • Codes invoices in a timely and accurate manner for approval.
  • Maintains resident records to comply with affordable housing and state regulations.
  • Maintains property management software to accurately reflect current operational circumstances.
  • Collects rent and other income, and properly deposits and records receipts in a timely manner.
  • Prepares and delivers notices to residents (e.g., lease violations, termination, inspection, work order).
  • Coordinates move-in dates with maintenance rent-ready dates.
  • Manages the leasing process from initial application to move-in, ensuring compliance with fair housing and landlord-tenant laws.
  • Markets the property to meet occupancy goals and build a positive community image.
  • Ensures the property meets financial performance goals.
  • Manages customer service requests and ensures timely and satisfactory completion.
  • Collaborates with the site team and residents to create and strengthen a healthy community.
  • Maintains waiting lists in accordance with federal regulations.
  • Enforces agency regulations, lease terms, and house rules.
  • Ensures maintenance staff complete unit turns timely, process invoices, and maintain excellent curb appeal.
  • Recruits for the onsite team.
  • Oversees maintenance staff timecards for accuracy and timely submission.
  • Accurately codes daily time in the timecard reporting system.
  • Performs other related duties as assigned.

Requirements

  • High school diploma or equivalent required; training in property or real estate management preferred.
  • 1-2 years of hospitality, office management, or administrative experience; professional training may substitute for experience.
  • Ability to effectively manage and solve problems.
  • Excellent time management skills with a proven ability to meet deadlines.
  • Proficiency with property management software, Microsoft Office Suite, and related software.
  • Ability to write legibly and use a computer for word processing, spreadsheets, email, and web browsing.
  • Excellent verbal and written communication skills to interact with diverse backgrounds.
  • Ability to monitor budgets and apply good negotiation tactics.
  • Proactive, independent, and able to take initiative.
  • Ability to drive a car (valid driver’s license required) for errands and occasional travel between properties or training events.
  • Familiarity with Fair Housing laws, regulations, and best practices.
  • Ability to comprehend and manage complex regulatory requirements.

Supervisory Responsibilities

This role includes supervisory responsibilities.

Work Environment

  • Office and building environment.
  • Limited travel may be required for errands, property visits, or training events.
  • Frequently required to perform moderately difficult tasks such as typing and writing.
  • Must be able to walk, stand, and sit for extended periods; may lift up to 25 lbs.
  • Frequently required to read documents, watch training videos, and distinguish sounds with background noise.
  • Must speak clearly and understand/be understood using the English language.
  • Environmental conditions may include dust, loud noises, glare from computer screens, heat, and air conditioning.
  • Frequent use of computer, mouse, keyboard, scanner, telephone, copier, and fax machine.
