Monarch Investment and Management Group is looking for an experienced Property Manager to join our team at the Earl Apartments in Gainesville. The Earl is named after Gainesville native Thomas Earl Petty and is adjacent to the Oaks Mall and HCA North Florida Hospital.

Monarch Investment & Management Group has been actively involved in commercial real estate investment since 1992. We currently manage 80,000 apartment units in 26 states, making us the 10th largest multifamily owner in the country per NMHC (2025). In addition, Monarch's ownership also operates Monarch Ski Area near Salida, CO.

Pay

$80,000 to $85,000/Year with up to $4,800 in yearly bonus potential. Annual reviews offer the opportunity for a raise up to 5% every year.

Responsibilities

  • Operate the property within the financial guidelines (The Budget)
  • Make recommendations to increase income, decrease expenses, and grow net operating income
  • Ensure property is leased at or above market occupancy and rent levels based on guidelines
  • Ensure all property marketing is current, accurate, relevant, and at its greatest effect
  • Direct activities of all on-site personnel and maintain a great working environment for all
  • Process all invoices generated by the property and ensure they are paid in a timely manner
  • Post, collect, track, and manage delinquency of rental and other income
  • Build and maintain a community of residents through resident relations
  • Ensure desired tenant renewals are being captured at the highest rate possible

Requirements

  • Property Manager experience with 200+ units
  • 5+ years of property manager experience in multi-family housing
  • Excellent computer skills and ability to navigate industry software
  • Excellent verbal and written communication in English (bilingual Spanish a plus)

This role requires pre-employment screenings that include a criminal background check, drug screening, and a credit review.
