Property Manager (Aldon at Keys Crossing Apartments)

About the role

The Property Manager position at Van Metre oversees the residential property, Aldon at Keys Crossing Apartments, in Greenville, SC. This role requires a candidate with prior experience as a Property Manager and strong skills in operations, customer service, and sales.

Responsibilities

• Manage service and leasing team of two
• Supervise the team to ensure Van Metre standards and market-ready inspections are completed effectively
• Train, coach, and mentor team members
• Ensure a high standard of customer service to current residents and prospects
• Prepare annual budgets and quarterly forecasts
• Aid in developing pricing/concessions for the current market
• Assist with monitoring sales activity and marketing
• Aid in monitoring property income and budgets
• Hold daily/weekly meetings with leasing and maintenance team members
• Prepare maintenance bids and contract negotiations
• Compile information for financial reports
• Maintain account receivables for current and prior residents
• Follow through on eviction process when necessary
• Oversee completion of all necessary paperwork and reports
• Perform deposit accounting for move-outs
• Prepare sales administrative reports (e.g., Monday report)
• Monitor lease renewals
• Perform other tasks assigned by the Regional Manager

Requirements

• Prior experience as a Property Manager
• Prior experience with financial competencies and budgeting
• Goal-oriented mindset
• Excellent customer service, organization, and communication skills
• Excellent written and verbal communication skills
• Ability to interact with residents and customers in a professional manner

Pay and Schedule

Schedule: Monday-Friday 9am-6pm. Weekend work may be required when necessary.

Compensation: $70,000 - $75,000 per year (Pay is commensurate with experience, education, training, and skills)
