Responsibilities
- Provide leadership to site staff and direction for building operations.
- Oversee customer service and resident relations.
- Manage property budget, rent collections, leasing, compliance, and maintenance priorities.
- Deliver great customer service to residents in partnership with Assistant Property Manager, Maintenance, and Resident Services staff.
- Ensure timely rent payments and achievement of collection benchmarks.
- Maintain occupancy rates at or above budgeted targets by actively managing leasing strategies.
- Manage property operations within approved budget parameters and identify opportunities for cost savings.
- Regularly review and control property expenses to align with budget goals.
- Drive performance to meet or exceed Controllable Net Operating Income (CNOI) objectives.
- Monitor and ensure compliance with regulatory requirements, including resident files, annual and interim recertifications, and all necessary documentation.
- Perform other duties as assigned.
Minimum Qualifications
- High school diploma or equivalent.
- Working knowledge of applicable local and federal housing laws, including Fair Housing and Landlord Tenant laws.
- Experience being accountable for financials.
- Previous housing or property management experience including HUD, Low Income Tax Credits, Rural Housing, and Tax-Exempt Bond properties.
- Legally operate a motor vehicle (valid driver’s license).
Preferred Qualifications
- Professional certification in property or affordable housing management.
- Minimum two (2) years of administrative, accounting, customer service, and/or supervisory experience.
Knowledge and Skills
- Comprehend and communicate in the English language both orally and in writing.
- Legally operate a motor vehicle (valid driver’s license).
- Proficient with Microsoft Office.
