Your Opportunity

We are seeking an Area Manager to join us in executing our vision. This position manages the operations for a portfolio of properties and is accountable for carrying out the strategic objectives set in place by the Regional Manager.

Your Responsibilities

  • Manage the staffing and recruitment, hiring, training and development of all team members.
  • Drive initiatives from corporate departments to community team members and execute accordingly.
  • Visit assigned properties as required to perform property inspections including review of curb appeal, safety standards, office and maintenance operations, capital improvements, risk management issues, common areas, and consistency to brand.
  • Guide and assist with planning of the move-in, move-out, and turn processes to ensure a successful move-in.
  • Respond to property emergencies as required, including situations where additional leadership is needed on site.
  • Ensure that all property emergencies are escalated to the necessary constituents within policy guidelines.
  • Provide direct and timely feedback on all operational functions with a focus on team and individual development.
  • Focus on employee engagement and ensure that your team members have the resources necessary to be successful.
  • Recognize strengths and skillsets of team members to make appropriate staffing decisions.
  • Train and hold team members accountable for meeting property goals and following of Scion policies and service expectations.
  • Work with the Talent Acquisition & Learning & Development teams to build career paths and training programs for team members.

Your Financial Performance

  • Manage all financial aspects of the property such as preparing annual and capital budgets, managing property expenditures, variance requests, invoice entry, payroll, inventory, collection policies, enhancing NOI, forecasting, meeting revenue targets, and month-end processes.
  • Work collaboratively with Property Accounting to prepare monthly financial accounting, reporting, and explanation of variances.
  • Pro-actively seek out ways to add revenue and/or reduce expenses to enhance Net Operating Income.

Your Sales

  • Review portfolio’s leasing and market data within Scion Intelligence to ensure accuracy and provide analysis.
  • Utilize market data and Scion Intelligence information to create effective leasing strategies for each property on the weekly sales calls in conjunction with the Regional Revenue Manager.
  • Affiliate in facilitating the weekly sales call to ensure that each property has an effective leasing strategy to drive traffic to the property and achieve targeted revenue goals.
  • Communicate sales issues (i.e. community traffic, closing ratio, value proposition, staffing) and collaborate with Regional Revenue Managers to create strategies to meet revenue targets.
  • Evaluate overall leasing activities including marketing calendar, social media, email campaigns to verify that the property has events in place that coincide with sales strategy plans for the week/month.
  • Oversee revenue proforma and can accurately report on achievement of revenue targets including overall market rates, gain to lease, loss to lease, concessions, leasing velocity.

  • Responsible for the continuous implementation and maintenance of Scion’s customer experience philosophy including but not limited to: brand integrity, reputation management, resident events, work order management, hiring and developing staff with a customer experience mindset.
  • Serve as point of contact for all escalated resident complaints; quickly follows through to a satisfactory resolution.
  • Maintain a thorough understanding of capital expenditure expectations and how it effects the experience of residents, parents, and partners.
  • Utilize technology to find problem patterns at a property and executes on making those necessary changes.

Your Requirements

  • College graduate preferred, with a minimum of 4 years of property management experience, direct supervisory component, and prior multi-site management preferred.
  • Proficient in Microsoft Office and Property Management Systems.
  • Ability and willingness to travel, paid by the company.

Operational Details

  • Candidate has to reside in Starkville, MS.
  • Job location is within daily commuting proximity to assigned portfolio of communities.
  • Working hours consist of standard daytime business hours, excluding when traveling.
  • This opportunity is a full-time position in a fast-paced, agile and collegiate work environment.
