About the role
The Area Manager is a key role accountable for overseeing a residential portfolio within assigned regions which may change from time to time. The Area Manager is a leadership position responsible for a team of internal associates who are accountable to plan, implement and monitor operations, profitability, quality of service, leasing, marketing and tenant relationships.
Responsibilities
- Maximize Human Resources by recruiting, training, empowering and motivating on-site property managers and other team members
- Provide guidance and delegate priority tasking ensuring that all policy, rules and procedures are followed and conduct performance evaluations
- Temporarily assume the responsibilities of the Property Manager, Assistant Property Manager, or Leasing Agents positions when vacated, during extended leaves of absence, or when deemed necessary
- Provide leadership and exemplify the highest level of customer service
- Train leasing staff on all pertinent computer software and regularly monitor for accuracy
- Lead the formulation of operating budgets and review/approve property invoices
- Make routine inspections to ensure compliance with company policy, review operations, and curb appeal of all assigned properties remains high and attractive
- Possess knowledge of markets and competition within the region and create strategic responses to improve operations and financial performance
- Assist in the development, implementation, and tracking results of marketing plans targeting prospective and existing residents
- Work with the Director of Facilities Maintenance to review maintenance plans, safety standard procedures, and maintain records
- Communicate effectively and regularly with senior management and partners, providing updates on portfolio, property operations and any concerns
- Maintain reliable transportation, valid driver’s license and valid vehicle insurance
- Act as Property Manager over properties without a designated manager
- Manage the tenants experience to ensure long term residency
- Ensures enforcement of all rules of the property
- Communicates with the Maintenance Department to ensure the property remains in good repair and tenant’s maintenance requests are resolved satisfactorily
- Coordinates with Accounts Receivable to ensure security deposit reconciliations are prepared accurately and appropriate messages are communicated to the Tenant
Qualifications
- 6 years experience in property management
- 3 years of progressive leadership roles within property management
- Possess knowledge of and adhere to all local, state and federal laws, including all laws governing Fair Housing in compliance with local, state and national authorities
- Excellent written and oral communication skills
- Strong organizational, problem-solving, and analytical skills
- Experience with Property Management Software
