Property and Compliance Specialist

About the role

The Property & Compliance Specialist, under the supervision of the Deputy Director AAHC, is responsible for providing safe and affordable housing for low-income and special-needs residents living in AAHC-owned properties. The specialist works directly with residents and service providers to ensure eligibility and compliance with lease agreements and applicable regulations, maintains accurate resident files, schedules compliance interviews, and coordinates with facility and maintenance staff to ensure high-quality living conditions.

Responsibilities

• Ensure residents are eligible to live in AAHC housing and maintain compliance with their lease and other regulations.
• Maintain accurate and complete resident files.
• Schedule interviews to complete compliance paperwork as needed.
• Coordinate with facility and maintenance staff to ensure a high-quality living situation for residents.

Requirements

• Associate degree in Public Administration, Human Services, Criminal Justice, Political Science, Business Administration, or a related field. OR 4 years of experience with HUD housing programs such as HCV, VASH, Public Housing, PBV, PBRA, and/or CoC programs in lieu of the degree.
• 3 years of experience working in a HUD and/or LIHTC-financed property.
• 2 years of experience working with special-needs populations related to housing (e.g., shelter work, housing advocacy, or property management for special-needs populations).
• Valid Driver’s License.
• Must obtain Housing Choice Voucher Occupancy or Certified Occupancy Specialist (COS) certification within 1 year of hire.
• Must obtain Blended Occupancy (including LIHTC) certification within 1 year of hire.

Qualifications (Preferred)

• Bachelor’s degree in Public Administration, Human Services, Criminal Justice, Political Science, Business Administration, or a related field.
• 4+ years of experience in voucher programs, LIHTC, or property management.
• HCV Occupancy certificate, Certified Occupancy Specialist (COS), Blended Occupancy Certification, or HQS Certification.
• LIHTC Property Administration experience.
• LIHTC certification or 3 years of experience working in a LIHTC-financed property.

Pay

Starting rate: $27.82 per hour. After hire, pay increases depend on length of service, advancement in the position, and other contractual factors.
