Project Manager (Restoration)
Job Summary
As a Project Manager in the Restoration Department, you will lead and oversee complex restoration projects from inception to completion, ensuring exceptional quality, safety, and client satisfaction. This role requires a strategic thinker with strong leadership skills who can manage multiple priorities in a fast-paced environment.
Key Responsibilities
- Project Planning & Pre-Construction
- Review and interpret project specifications, drawings, and contracts
- Participate in project kickoff meetings and develop project-specific execution plans
- Cook up project submittals, procurement schedules, and long lead item tracking
- Develop and maintain baseline schedules and (3)-week lookaheads
- Project Execution & Coordination
- Background in working for a subcontractor and/or running multiple jobs at once
- Direct day-to-day activities on-site and manage subcontractor performance
- Maintain consistent communication with field teams, superintendents, and foremen
- Cook up inspections, RFIs, and submittals with design teams and owners
- Track material deliveries, manpower utilization, and production rates
- Ensure work is performed safely and in accordance with contract documents
- Financial Management & Documentation
- Maintain and update project budgets, forecasts, and job cost reports
- Manage billing process (SOVs, pencil draws, lien waivers)
- Identify, price, and track change orders and additional work
- Monitor committed costs and vendor/supplier invoices for accuracy
- Ensure timely entry of PCOs and pending change orders into systems (e.g., Acumatica, Procore)
- Project Closeout & Handoff
- Coordinate punch list completion and final inspections
- Oversee project documentation, including as-builts, warranties, and O&M manuals
- Facilitate final billing and ensure all contractual obligations are met
- Conduct project debrief meetings to review lessons learned
Education & Experience
- Bachelor's degree in construction management, civil engineering, or related field OR equivalent experience
- 5+ years of experience managing construction projects (commercial, industrial, or restoration preferred)
Preferred
- OSHA 30 Certification
- Experience managing self-performing crews and subcontractor coordination
- Familiarity with unit price, T&M, and lump sum contracts
Travel
Travel to and from job sites is required.
Work Environment
As a Project Manager for RAM, the employee will be exposed to office and job-site/field settings. Work environments may include, but are not limited to, seasonal temperatures, high or low spaces, small spaces, loud and frequent noise, standing/walking for up to 10 hours a day, indoor/outdoor settings, and areas near traffic.
