About the role
- Develop, monitor, and maintain a project schedule collaboratively by gathering input from the project team during both Pre-construction and construction using lean principles as appropriate.
- Lead the effort in on-boarding and contract negotiations with trade partners and 3rd party vendors, ensuring buyout aligns with the project budget.
- Work with the Pre-construction team, architects, engineers, and trade partners to coordinate BIM and oversee conflict resolution.
- Effectively communicate project status to clients and company leadership using detailed reporting on budget, schedule, quality, safety, and changes.
- Conduct weekly OAC meetings and provide all required reports and documentation to keep stakeholders informed of project status and potential issues.
- Conduct coordination meetings with all trades, vendors, and key personnel on a weekly basis.
- Provide monthly invoices and oversee all documentation and approvals needed for timely project funding and payment to trade partners and vendors.
- Work closely with the client, architect, and engineers to control and manage scope changes, documenting impacts on cost, schedule, and quality for timely owner approval.
- Oversee performance and quality of inspections to eliminate re-work and lead project close-out through proper punch list protocols.
- Collaboratively develop and enforce a project safety plan with the project superintendent, trade partners, and client.
- Assist with documentation of project scope, plan development, and verification that design meets contractual obligations periodically.
- Provide technical assistance in selecting partners, subcontractors, and suppliers required to complete the project.
- Oversee design documents and maintain version control with all team members.
- Collaborate on project phasing plans with the project team, aligning with schedule and estimated costs.
- Perform additional assignments as directed by supervisor.
Requirements
- Bachelor's degree preferably in Construction Management, Civil Engineering, or Architecture, or equivalent.
- 10+ years of project management experience.
- Previous experience with Multifamily projects required.
- True leadership experience managing teams, client management, goal setting, and achieving.
- Internally motivated to grow a company and lead.
- Estimating experience is a plus.
- Experience with Cost+, negotiated work, MS Project, and Procore.
- CPM scheduling and planning.
- Ability to estimate change orders, pay apps, etc.
Pay
A competitive base salary between $170,000–$210,000 (depending on experience).
