About the role
The property is located in Long Beach along PCH between the San Gabriel River and Los Cerritos Channel, along the Alamitos Bay adjacent to the Naples Channels.
The site is currently an active office building park built on piles, which was previously a landfill that is both ocean and marshland adjacent.
Plans are to demolish the current site and (2) office buildings. Site will require Early Work Pre-Start activities to relocate existing utilities for the rear office building and induce settlement of the underlying landfill before installation of deepened foundations and an active methane mitigation system.
A 7-level, 215,951 SF, wrap-style (577) parking garage will be built at grade and be surrounded by 6 floors of residential.
The residential portion will consist of 390 units in ‘podium’ style construction, wrapped around the garage. 5 stories of wood-framed residential will be built upon 1 story (2 decks) of concrete construction (6-story total).
