About the role

You will support the Regional Lead of Construction by maintaining the project schedule and proactively managing the project budget through approvals, deliveries, expense control, and submittal data review. Responsibilities include assisting in development or redevelopment activities, overseeing day-to-day construction management, and managing third-party vendors and multiple contractors.

Project details

Marina Shores: Located in Long Beach along PCH between the San Gabriel River and Los Cerritos Channel, adjacent to the Alamitos Bay and Naples Channels. The site is an active office building park built on piles, previously a landfill adjacent to ocean and marshland. Plans involve demolishing the current site and two office buildings, requiring early work pre-start activities to relocate utilities and induce settlement of the underlying landfill before installing deepened foundations and an active methane mitigation system. The project includes a 7-level, 215,951 SF wrap-style parking garage (577 spaces) at grade, surrounded by 6 floors of residential. The residential portion consists of 390 units in podium-style construction, with 5 wood-framed stories built on 1 story (2 decks) of concrete (6 stories total).

Responsibilities

  • Manage project buyout and contract negotiations
  • Manage the budget and job cost forecasting
  • Ensure financial, budget, and forecasting objectives are met; report to senior management
  • Monitor construction schedule, track progress, and provide site reports
  • Perform onsite inspections to ensure adherence to plans and specifications
  • Ensure project costs align with approved budgets; review and approve contractor invoices and change orders
  • Lead project to timely completion, within scope and budget, and obtain certificate of occupancy
  • Act as a proactive liaison between onsite teams, third-party groups, and corporate departments
  • Hire, manage, and direct an internal team of Project Engineers, Project Managers, and Superintendents

Requirements

  • Bachelor’s degree in Architecture, Civil Engineering, or related field
  • 8-10+ years’ experience in Construction or related field
  • 5-7+ years’ experience in Multi-Family Construction Project Management
  • 5-7+ years’ experience managing others
  • Experience in wrap & podium construction (required)
  • Technical expertise in geotechnical, environmental, utility, and deepened foundation risks
  • Extensive computer knowledge (Windows) and proficiency in construction/project management software (e.g., Microsoft Project)
  • OSHA 30-hour Certification (issued within the past three years)
  • Current First Aid & CPR training certificate
  • Must pass a drug screen after a conditional offer of employment
  • Authorized to work in the U.S.A. (visa sponsorship not available)
