About the Role
This position ensures all projects meet client expectations by supporting sales and design, coordinating construction meetings, field dimensioning/layout, pre-order prep, submittal and order entry reviews, scheduling, and installation coordination with subcontractors. The Project Manager acts as a liaison throughout the project's entirety with sales, clients, internal operational departments, and external vendors, including manufacturers. Responsibilities include following up on punch list issues and processing all project closeout requirements.
Responsibilities
- Oversee site review and analysis, order review, schedule planning, delivery, installation, and related services in a timely manner.
- Manage projects through the entire Creative Office Resources system, including reviewing design and product specifications, coordinating field dimensions, preparing and presenting quotes, establishing project schedules, and working with factory shipping information.
- Conduct project walk-throughs, document punch lists, and aggressively complete punch-list items while providing ongoing status updates to the client.
- Provide order status reports, including site visit and substantial completion reports.
- Utilize technology tools such as iPad, Laptop, Microsoft Outlook, Teams, Word, Excel, OneDrive, The Bridge, Autodesk Construction Cloud, and other tools for accurate field dimensions.
- Update projects in CORE/The Bridge promptly using correct symbols to alert operational staff.
- Attend project kick-off meetings with Sales and Design upon receipt of the Project Management/Design registration form.
- Request Certificates of Insurance when applicable to meet building or project/owner requirements.
- Determine the best delivery and installation solutions based on the full scope of the project.
- Coordinate direct product shipments and notify subcontracted labor in advance of estimated installation dates.
- Develop and manage project phasing through a Project Micro Schedule that aligns with the client’s move-in date and meets the needs of the GC and other trades.
- Confirm and verify critical field dimensions and evaluate overall space to meet specifications.
- Coordinate the location of electric, data, phone, and junction box/infeed/core locations as required.
- Review drawings and specifications prior to order entry to determine project phasing for receiving and installation.
- Schedule orders, monitor shipping and installation dates, and generate timely delivery tickets for the warehouse.
- Meet with project Foremen prior to the first day of installation.
- Be on-site during project delivery and the first day of installation, then as needed.
- Perform final walk-throughs with the client/GC, compile punch lists, and provide them to the client and customer service within 24 hours of project completion.
- Follow up on customer issues such as back orders, damaged product, and punch-list items in a timely manner.
- Track punch-list progress using CORE and oversee the completion of punch-list items to ensure customer satisfaction.
- Obtain signed Delivery Tickets or Work Orders from the client and written punch lists from subcontractors.
- Close out projects for month-end billing on a weekly basis.
- Manage Change Orders and provide written documentation to both the client and sales.
- Maintain and enter information into PM status reports in a timely manner.
- Attend weekly and monthly Project Management meetings, trainings, and technology/process meetings.
- Adapt to changes in processes and responsibilities as outlined by management.
- Perform other duties as assigned or required.
Requirements
- 4-year college degree.
- 1-3 years of experience in the industry.
- Exceptional time management and organizational skills to handle high-volume, detailed work and multitask.
- Technical aptitude and proficiency with construction schedules, lead times, and product knowledge.
- Understanding of profit and loss implications, including product and service markups, gross profit margins, and gross profit dollars.
- Ability to work as part of a team and create synergy among team members.
- Strong customer service skills with effective ongoing communication.
- Valid driver’s license, reliable personal car, and valid insurance limits.
- Strong written and verbal communication skills to interact effectively with a wide range of people inside and outside of COR.
- Fluency in reading, writing, and interpreting English, including construction documents and spec books.
- Strong Microsoft Office Suite skills with the ability to learn new computer programs/applications.
- Good organizational, time management, customer service, and problem-solving skills.
- Ability to work accurately to meet deadlines, adapt to changes, and work independently or as part of a team.
- Analytical and decision-making skills to offer options and resolve problems.
Physical Demands
- Moving in different positions to accomplish tasks in various environments, including tight and confined spaces, trenches, and the use of ladders and staging.
- Moving about to accomplish tasks or transitioning between worksites.
- Adjusting or moving objects up to 50 pounds in all directions.
- Sedentary work primarily involving sitting/standing.
- Repeating motions involving wrists, hands, and/or fingers.
Work Environment
Work is performed in a fast-paced office environment daily, with visits to various sites including warehouses, construction sites, client sites, and offices.
