Project Manager - Federal Construction
Lead and manage all phases of commercial construction projects from pre-construction through closeout, ensuring projects are delivered safely, on time, within budget, and to the highest quality standards. Serve as the primary point of contact for clients, fostering strong relationships and aligning project success with company goals and client expectations. Assume the essential functions of an Assistant Project Manager as appropriate.
Responsibilities
- Lead, manage, and develop Project Administrators (PAs), Senior PAs, Project Engineers (PEs), Senior PEs, and Assistant PMs
- Lead timely project buyout
- Assist with the estimating process by reviewing proposals/pricing from subcontractors and completing takeoffs, as needed
- Manage the project budget, including creating Cost to Complete (CTC) for Executive Manager review, providing cost codes to the Accounting team, and tracking expenses within construction management software
- Oversee all aspects of project drawings and specifications
- Oversee the submittal process and Request for Information (RFI) process
- Lead and run project and team meetings (OAC, internal team, Preconstruction, kick-off, and others as appropriate)
- Oversee the inspection and permitting processes
- Lead the change order process and manage Prime Contract pay applications to secure final payment from ownership
- Organize Building Information Modeling (BIM), manage subcontractor coordination, and lead clash report meetings
- Assist with Quality Control measures to ensure adherence to programs and plans
- Support safety processes, including confirming subcontractors submit required safety documentation
- Manage the project schedule by creating a baseline schedule, building out activities, determining time duration, and identifying schedule logic
- Oversee completion of punchlist items and the closeout process, including reviewing and confirming accuracy of closeout documents
- Oversee the warranty process
Requirements
- Bachelor’s Degree in Construction Management or similar field, or equivalent work experience
- Experience working as a Project Manager or equivalent general contractor work experience
- Experience managing commercial construction projects
- Experience using Microsoft Office Suite (Excel, Word, Outlook, Teams) and construction management software
- Experience partnering with subcontractors and reading submittals/contract documents
- Leadership, coaching, and/or mentoring experience
Preferred Qualifications
- OSHA 30 certification and/or CPR/First Aid training
- Experience leading a team of direct reports
- Experience leading and facilitating OAC meetings
- Experience leading or participating in red zone and closeout meetings
- Experience managing permitting and licensing processes
- Experience reviewing subcontracts to identify gaps in scope and negotiating subcontracts
- Experience completing estimates and managing the change order process
- Experience setting up project budgets and working with scheduling software

Work Environment
This role operates in both a construction worksite environment and a professional office setting. Routine use of standard office equipment and personal protection equipment is required. Work may require occasional weekend and evening hours.
Physical Demands
- Regularly required to sit, use manual dexterity, stand, walk, speak, hear, and use eye/hand coordination
- Frequently required to work in a construction job site environment, including exposure to outdoor elements, heat/cold, fumes/smoke/gases, uneven surfaces, noise/vibrations, and moving equipment/machinery
- Frequently required to climb stairs and ladders, balance, stoop, or crouch
- Specific vision abilities required include close vision, distance vision, peripheral vision, depth perception, and ability to adjust focus
Travel
Ability to travel to multiple locations or job sites daily or weekly as needed.
Supervisory Responsibility
Oversee Project Administrators, Senior Project Administrators, Project Engineers, Senior Project Engineers, and Assistant Project Managers.
Pay
$95,000–$140,000 per year
