About the role
The Project Manager represents Leo to clients and vendors on a wide range of project-related subjects, serving as the lead contact and decision-maker from inception to conclusion. This role participates in conceptual development and oversees organization, scheduling, and implementation of projects, including capital improvements, rollouts, buildouts, and remodels. The Project Manager acts as a liaison between vendors, coordinates activities, and provides budgetary support.
Responsibilities
- Estimate and control construction costs by collecting and studying information.
- Understand project specifications, ensure they are met, and maintain customer satisfaction.
- Prepare construction budgets by developing plans, updating specifications, identifying and projecting costs.
- Evaluate purchase offers by costing changes, additions, and site requirements.
- Obtain bids from vendors and subcontractors by specifying materials, identifying qualified subcontractors, and negotiating prices.
- Prepare work by gathering information and requirements; set priorities.
- Coordinate with Lead Project Managers to schedule labor, equipment, and materials to meet production schedules within budgets.
- Coordinate the use of labor, equipment, materials, and other resources with other divisions as needed.
- Assist with sourcing and managing vendors.
- Maintain strict adherence to established schedules and budgets.
- Maintain continuity among corporate, division, and local work teams by documenting and communicating actions, irregularities, and needs.
- Supervise employees, including attendance tracking, enforcing uniform and safety equipment use, and approving timecards (e.g., PPE).
- Manage client setup and document tracking to keep all records current.
- Create PowerPoint documents to present project status, progress, and completion photos.
- Track vendor/subcontractor qualifications, documents, and status to ensure current compliance.
- Prepare, review, and issue all insurance certificates.
- Manage the permitting process for projects with local municipalities.
- Facilitate documentation of Master Subcontractor Agreements and Purchase Orders.
- Set up and manage client portals.
- Assist in evaluating and reconciling vendor invoices.
- Perform other duties as required or assigned.
Requirements
- 3-5 years of experience in Project Management, specifically in the trades industry.
- Experience in project rollouts and delivering on-time results.
- 3-5 years of experience in vendor management (bids, negotiations, contractor management).
- Technical/trade knowledge of core trades, terms, concepts, repair resolution, and materials.
- Proven ability to successfully manage multiple projects simultaneously.
