We are seeking a detail-oriented Project Manager to lead project delivery for commercial door, frame, and hardware packages. The role coordinates estimating, procurement, detailing, scheduling, and installation oversight to ensure projects are completed on time, on budget, and to specification. The ideal candidate combines strong project management skills with deep product knowledge of commercial doors and hardware, industry software, and proven ability to work across estimating, procurement, and field teams.
Responsibilities
- Manage end-to-end delivery of commercial door and hardware projects including scope definition, scheduling, budgeting, and quality control.
- Coordinate with architects, contractors, suppliers, and internal teams to review Division 8/10 specifications, shop drawings, and submittals.
- Prepare and review takeoffs, estimates, and proposals; collaborate with Estimator and Detailer to validate quantities and pricing.
- Oversee procurement and purchasing activities for doors, frames, and hardware; manage vendor relationships and lead time tracking.
- Utilize industry software (Avaware, Comsense, E/pws, and other door/hardware systems) to maintain project documentation, schedules, and BOMs.
- Ensure compliance with manufacturer requirements and standards for brands such as ASSA ABLOY, Ceco, Allegion, Schlage, and Von Duprin.
- Review and approve door and hardware schedules, contract hardware sets, trim, and frame details; resolve RFIs and field issues rapidly.
- Coordinate fabrication and installation sequencing for wood and metal doors, specialty architectural doors, and frames.
- Conduct site visits, pre-installation meetings, and punch list management to ensure accurate installation and closeout.
- Drive continuous improvement by documenting lessons learned, improving workflows, and supporting cross-functional training.
- Maintain clear communication with clients and stakeholders, providing regular status reports and risk mitigation plans.
Qualifications
- 3+ years experience managing commercial door and hardware projects or related construction manufacturing roles.
- Proven experience with Division 8 (Doors & Frames) and Division 10 components and specifications.
- Proficiency with door/hardware software such as Avaware, Comsense, DOORS, DFH, Door & Supply systems, and other Software for Hardware; familiarity with E/pws or similar electronic project systems.
- Hands-on knowledge of commercial doors, frames, hardware, contract hardware sets, trim, and installation for wood and metal doors.
- Experience working with major manufacturers and products: ASSA ABLOY, Ceco, Allegion, Schlage, Von Duprin, and other common suppliers.
- Strong estimating, detailing, or purchasing background; experience as Estimator, Detailer, Purchaser, or in Procurement a plus.
- Excellent project management skills; PMP or equivalent certification is a plus; demonstrated agility in fast-paced, deadline-driven environments.
- Skilled at reading architectural door schedules, hardware sets, shop drawings, and Division 8 specifications.
- Strong communication, negotiation, and vendor management skills; ability to coordinate multidisciplinary teams and subcontractors.
- Proficient with Microsoft Office suite; experience integrating software data with project workflows and procurement systems.
