An established commercial general contractor in Houston is seeking an experienced Project Manager to lead multiple active commercial construction projects. This pivotal role involves overseeing budgets, schedules, contracts, change orders, subcontractor coordination, and project closeout independently.
Responsibilities
- Independently manage multiple commercial construction projects from preconstruction to completion.
- Develop, monitor, and report on project budgets, schedules, and financial forecasts.
- Oversee contracts, subcontracts, purchase orders, change orders, RFIs, submittals, and project documentation.
- Prepare and present estimates for potential projects while managing current projects.
- Review drawings, specifications, scopes of work, and project requirements to ensure accurate planning and estimating.
- Collaborate closely with clients, architects, engineers, subcontractors, vendors, and field leadership.
- Work with Superintendents to ensure project schedules are maintained and operational challenges are addressed promptly.
- Monitor project costs proactively to identify and mitigate potential budget or schedule risks.
- Manage subcontractor procurement, negotiations, scope reviews, and performance evaluations.
- Conduct project meetings and maintain transparent communication with all stakeholders.
- Ensure projects adhere to contractual obligations, quality standards, and established timelines.
- Oversee project closeout activities, including punch list completion, documentation, and turnover.
- Maintain strong relationships with clients throughout the project lifecycle.
Requirements
- Proven Project Management experience within commercial construction.
- Tilt-wall construction experience is mandatory.
- Demonstrated ability to independently oversee multiple active projects.
- Experience managing project budgets, schedules, contracts, change orders, and project closeout procedures.
- Estimating expertise, with the ability to assess potential projects while managing ongoing work.
- Solid understanding of commercial construction processes, including drawings, specifications, and subcontractor scopes.
- Strong organizational, communication, negotiation, and problem-solving skills.
- Ability to coordinate efficiently with field teams, clients, design professionals, and subcontractors.
- Ability to travel as needed for project coordination.
Qualifications
- Bachelor’s degree in Construction Management, Civil Engineering, or related field preferred.
- Several years of proven project management experience in commercial construction, particularly in tilt-wall projects, are highly desirable.
- Relevant certifications such as PMP or OSHA are a plus.
