About the role

The Project Manager 2 (NIGHTS) manages the overall project direction, completion, and financial outcome for assigned projects while directing and mentoring on-site staff. This role requires strong leadership, organizational, time management, communication, and client service skills.

Responsibilities

  • Implement Operation Zero and all Manhattan safety policies
  • Perform all duties of a Project Manager 1, plus:
    • Manage Conflict Resolution Process with Owners
    • Lead Change Order Negotiations with Subcontractors
    • Prepare and submit Change Order Requests and complete negotiations for changes
    • Settle disputes and back changes
    • Serve as Client–Project Management Point of Contact
    • Develop and lead Pre-Con Meetings
    • Oversee Project Closeout
    • Review and approve subcontractor/vendor pay applications, invoices, and payables for accuracy
    • Prepare Labor Analysis/labor projections and manage job costs
    • Manage preparation of the Project Execution Plan
    • Prepare and issue Subcontractor Information/Welcome Package
    • Lead Owner/Architect Meetings
    • Assign Project Team Responsibilities
    • Organize and lead Trade Contractor Meetings
    • Lead Owner/Architect/Contractor Meetings
    • Manage Master Schedule process and oversee updates
    • Prepare Final PSR and present it in a Project Close-Out meeting
    • Lead Project Execution Planning Process
    • Identify and proactively manage risk to mitigate Project Risk
    • Lead Safety Management Teams on Projects
  • Conduct yourself in accordance with our Guiding Principles and exhibit attributes matching the Way We Work
  • Other duties as assigned

Requirements

  • Bachelor’s Degree in Construction Management, Engineering, or equivalent (may substitute education with related experience on a one-to-one basis)
  • 8 years of industry experience
  • Proven ability to manage projects in excess of $25 million

Skills

  • Completed OSHA 30-Hour Safety Certification and First Aid & CPR Training
  • Effective communicator with strong written and verbal communication skills
  • Computer proficiency, including Microsoft Office products
  • Experience with Manhattan document control and schedule software
  • Strong math and accounting skills
  • Strong management and leadership skills
  • Ability to function effectively as part of a team
  • Ability to develop and maintain client relationships

Working Conditions

  • Must be able to lift, pull, or move up to 50 pounds at a time
