We are seeking a President of Leasing & Portfolio Growth to serve as a strategic right-hand partner to the Founder.
Responsibilities
Managing the transition from acquisition to market readiness
Overseeing construction management at a high level
Driving tenant acquisition and lease-up
Building strong broker, tenant, and market relationships across multiple regions
Creating and executing marketing plans for each site
Increasing occupancy, rental revenue, and NOI
Creating repeatable systems for scaling the platform nationally
Construction Management & Delivery Oversight
Coordinating with architects, engineers, contractors, and municipalities at a management level
Tracking construction schedules, delivery dates, and key milestones
Ensuring tenant requirements are communicated early and clearly
Supporting tenant buildout coordination when needed
Identifying delivery issues that could affect leasing, occupancy, or tenant satisfaction
Keeping the Founder informed on project status, timing, risks, and key decisions
Lease-Up & Tenant Execution
Developing and executing lease-up strategies for each park
Identifying target tenant categories by market and asset type
Building and managing broker relationships in each target market
Prospecting directly with tenants when needed
Creating relationships with regional and national tenants who may lease across multiple parks
Negotiating letters of intent and lease agreements
Driving rental rate growth and occupancy targets
Tracking leasing pipeline, tenant demand, market feedback, and competitive activity
Working with counsel, brokers, and ownership to move leases from prospect to execution
National Tenant Relationship Development
Building a database of regional and national industrial tenants
Understanding tenant expansion plans and matching them with current or future Ruddell parks
Developing direct relationships with decision-makers, not just brokers
Creating a repeatable tenant outreach and relationship management process
Identifying tenants who can become long-term portfolio partners
Representing Ruddell as a credible, responsive, relationship-driven landlord and development partner
Stabilization & Asset Performance
Monitoring property-level performance against the original pro forma
Tracking occupancy, rent, leasing velocity, tenant retention, and NOI
Identifying opportunities to improve revenue and asset value
Helping resolve tenant issues quickly and professionally
Supporting the transition of stabilized assets into long-term portfolio management
Developing reporting systems for leasing, occupancy, tenant pipeline, and asset performance
