Preconstruction Manager

Our Preconstruction Manager position in Charlotte is a great opportunity for someone with healthcare construction experience.

Responsibilities

  • Review, interpret, and accurately estimate project scope from construction documents for healthcare renovation and new construction projects.
  • Prepare quantity take-offs, conceptual estimates, and detailed project budgets.
  • Develop cost models and value engineering solutions while considering healthcare-specific requirements and regulatory standards.
  • Solicit, evaluate, and level subcontractor and vendor proposals for completeness and accuracy.
  • Build and maintain relationships with healthcare-focused subcontractors, vendors, owners, architects, and engineers.
  • Participate in design meetings, preconstruction planning, and bid strategy discussions.
  • Identify project risks related to occupied facilities, phased construction, infection control, and complex building systems.
  • Maintain historical cost data and estimating documentation.
  • Support operations with subcontractor scopes, procurement, and change order pricing.
  • Perform other duties as assigned by the Director of Preconstruction.

Qualifications

  • College degree in relevant industry or equivalent work experience.
  • Solid knowledge of On-Screen take-off software or similar.
  • Seven to ten years of experience in building estimating with a general contractor or construction manager.
  • Previous experience with healthcare renovation and new construction projects is preferred.
  • Experience must include privately negotiated and GMP contract delivery methods.
  • Excellent written and verbal communications skills.
  • Ability to work on several projects at the same time.
  • Strong organizational skills.
