Preconstruction Executive
Summary
The Preconstruction Project Executive provides senior-level leadership across all phases of preconstruction, guiding projects from early feasibility through design development, detailed estimating, value engineering, and client engagement. Serving as a trusted advisor to clients, architects, and internal teams, this leader ensures that cost, schedule, and quality objectives are consistently achieved.
Roles & Responsibilities
Directly leads and mentors preconstruction managers, project developers, and Integrated project leaders. Responsible for team development and performance management of the preconstruction team.
Assist VP of Precon in overseeing all preconstruction services at Bobbitt. Lead and manage large-scale preconstruction efforts from concept through contract award.
Develop and maintain strong client relationships; represent the company in interviews, presentations, and design meetings.
Collaborate with architects, engineers, and internal teams to ensure design feasibility, value engineering, and constructability.
Oversee preparation, review, and approval of conceptual and detailed cost estimates, including general conditions and risk analysis.
Drive value-engineering initiatives and risk mitigation strategies.
Oversee bid solicitation, vendor relationships, scope development, and reviews.
Prepare and maintain preliminary project schedules.
Forecast preconstruction financials, budgets, and cost tracking for accuracy.
Partner with Business Development and Operations to help secure new work and transition projects seamlessly from preconstruction to construction.
Promote a culture of quality and continuous growth and improvement.
Mentor and coach team members to help build enhanced Estimating & Project Development teams.
Provide advanced leadership in detailed estimating processes including conceptual, schematic, and GMP estimates, ensuring accuracy and consistency across all phases.
Lead preconstruction reviews to identify potential cost-saving opportunities and alternative design solutions while maintaining project goals.
Required Knowledge, Experience & Competencies
Demonstrated proficiency in the areas: estimating, scheduling, budgeting/cost control, financial reporting, client relationship, interpersonal skills, computer skills, ability to communicate, both written and oral, leadership and organizational skills.
Demonstrate a high level of competency in strategic thinking, talent development, inspiring and influencing others, collaboration, situational agility, global / industry awareness, and sound judgment.
Ability to manage competing larger, more logistically or technically challenging preconstruction efforts.
Demonstrated ability to lead in applying technology to the future of the construction field.
Manage a variety of delivery methods (CMAR, D/D, IPD), as well as possess the business acumen to understand contractual instruments of service.
Business Development and presentation skills.
Preferred Knowledge, Experience & Competencies
Advanced degree or professional certifications (PMP, CCM, DBIA) are a plus.
Experience with multiple delivery methods (CMAR, Design/Build, IPD).
Proven success in business development and client retention.
Work Format
This position requires team collaboration and presence at in-person meetings and is best suited to a traditional work schedule. Occasional remote work is acceptable.
Travel Requirements
Occasional travel (10-15%) to meetings and events, typically within a 150-mile radius of the office. Occasional travel to various job site locations as needed for photography or milestone events.
Physical Requirements
Ability to lift 30 lbs. Ability to sit and/or stand for prolonged periods of time. Ability to see well (naturally or with correction).
