Precon Project Manager (Wendell, Charlotte & Surrounding Areas)

About the Role

The Pre-Planning Manager enables the project team to maintain focus on completing existing projects while efficiently ramping up new ones, without overburdening the Project Manager and Superintendent. This role does not reduce the project team’s control but ensures thorough preconstruction management before actual construction begins.

Responsibilities

• Develop comprehensive project plans outlining scope, schedule, budget, and resources in collaboration with stakeholders (clients, architects, engineers, and subcontractors) to establish project goals and objectives.
• Facilitate the creation of the Execution Plan through high-level collaboration with the project team, ensuring the plan is collectively owned and developed by the entire SPC team.
• Collaborate with architects and engineers to develop detailed designs and construction drawings, translating project requirements into technical specifications, floor plans, elevations, and other design documents. Employ value engineering to optimize design solutions while minimizing costs.
• Procure necessary materials, equipment, and subcontractor services, including negotiating, creating, and issuing Purchase Orders and Subcontracts. Manage contracting strategies based on the project delivery method (e.g., design-bid-build, design-build, construction management). Oversee the submittal process through final submittal approval.
• Develop budgets and a Work Breakdown Structure (WBS) by breaking down work into logical zones aligned with the project plan. Create budgets in the job setup that align with the zone breakdown through analysis of estimated costs and the construction schedule. Ensure accuracy and consistency in the WBS to support BIM, prefabrication, and field progress monitoring.
• Oversee special onboarding requirements such as drug testing, background checks, and qualification administration. Manage OCIP/CCIP (Owner-Controlled or Contractor-Controlled Insurance Programs).
• Identify potential risks and uncertainties that may impact project success, developing strategies to mitigate them. Conduct risk assessments, implement mitigation measures, and establish contingency plans for risks such as design changes, material shortages, labor shortages, weather delays, and regulatory changes.
• Maintain robust customer interaction and clear communication to prevent misunderstandings and align all parties toward shared project goals.
