Duties

  • Promotes job site safety and encourages safe work practices.
  • Estimating
    • Review and update project estimate pricing.
    • Complete timely and thorough buy-out procedures with an emphasis on completing all buy-outs under budget with the owner or owner’s representative who has the authority to sign off on the completion of the project.
    • Prepare a list of Subcontractors and/or Suppliers for a quotation.
    • Prepare quantity take-off sheets.
    • Prepare a detailed scope of work for each trade and review with the Superintendent to ensure that all scope items are detailed and included in the proposal.
    • Analyze drawings and specifications.
    • Manage and assist with the expansion of the Subcontractor/Trade, Partner/Vendor database for solicitations.
    • Understand contractual terms and conditions.
    • Assemble accurate and well-organized estimates and proposals promptly for Lump Sum, Design-Build, and Construction/Project Management formatted projects.
    • Provides clear detailed quantity take-offs.
    • Organize subcontractor quotations and negotiate to ensure quotes meet contract documents.
    • Manage and track Budgeting and Scheduling for projects.
    • Maintain relationships with sub-contractors and clients.
    • Ensure site personnel are provided with proper documentation related to the project.
    • Works with and deals with concerns of any field personnel.
    • Provide and maintain unit pricing and database for material and labor costing.
    • Formulate cost breakdown for project progress, based on estimates.
    • Meet with potential clients to discuss options for proposed services.
    • Select metrics to produce valid estimates.
    • Visit sites to gather essential information.
    • Review documents or consult experts to collect all necessary data.
    • Schedule
      • Prepare or help to prepare a preliminary schedule for jobs being estimated.
    • Cordination / Communication
      • Periodic inspection of construction sites.
      • Acquires thorough knowledge of plans, specifications, and project conditions.
      • Communicates effectively with the subcontractors responsible for completing various phases of the project.
      • Proactively engage with clients, subcontractors, and trade partners to develop and work through budgeting, potential value engineering options, and cost exercises.
      • Coodinates with construction personnel regarding construction practices, techniques, strategies, and procedures.
      • Engages with local networking organizations (as necessary) and further develops relationships with current or potential subcontractors and trade partners.
      • Excellent communication skills (phone, email, and written).
    • Misc
      • Actively participate in all company-wide training and development initiatives, and also work with and mentor Assistant Project Managers, Architects, and Superintendents.

    Qualifications

    • Bachelor's degree in Construction Management, Engineering, or a related field.
    • Minimum of 5 years of relevant experience in construction estimating, preferably in a design-build or construction management firm.
    • Proficiency in Microsoft Office Suite, including Excel and Word.
    • Strong analytical and problem-solving skills.
    • Ability to manage multiple tasks simultaneously and prioritize accordingly.
    • Excellent interpersonal and communication skills.
    • Ability to work independently and as part of a team.
    • Knowledge of construction industry standards and best practices.
    • Ability to travel as needed.
