Construction Estimator / Preconstruction

Location: Harrison, NJ

Position Overview

We are seeking an experienced Construction Estimator / Preconstruction Professional to join a growing general contractor in Harrison, NJ. This individual will play a key role in preparing competitive estimates, developing project budgets, and supporting preconstruction efforts across a diverse portfolio of commercial and residential construction projects. The ideal candidate has strong technical estimating experience, excellent communication skills, and the ability to collaborate with project teams from conceptual budgeting through project award.

Responsibilities

Estimating

• Prepare conceptual, schematic, design development, and GMP estimates for ground-up and interior construction projects.
• Perform quantity takeoffs and detailed cost estimates using drawings and specifications.
• Solicit, analyze, and level subcontractor and supplier proposals.
• Develop comprehensive bid packages and scope sheets for subcontractors.
• Review drawings, specifications, and contract documents to identify scope gaps and project risks.
• Prepare detailed cost summaries, budgets, and bid recap documents for senior leadership.
• Participate in value engineering exercises to identify cost-saving opportunities while maintaining project quality.
• Maintain current pricing databases and historical cost information.

Preconstruction

• Collaborate with owners, architects, engineers, and consultants throughout the preconstruction process.
• Assist in developing project schedules, logistics plans, and procurement strategies.
• Support constructability reviews and identify potential design conflicts before construction begins.
• Coordinate RFIs and clarifications during the bidding process.
• Participate in pre-bid meetings, site walks, and client presentations.
• Assist project management teams during project turnover to ensure a seamless transition into construction.

Vendor & Client Coordination

• Build and maintain relationships with subcontractors, suppliers, and industry partners.
• Negotiate pricing and review subcontractor scopes to ensure complete bid coverage.
• Communicate effectively with clients and design teams throughout the estimating process.
• Support business development efforts by assisting with proposals and pursuit strategies.

Qualifications

• Bachelor's Degree in Construction Management, Engineering, Architecture, or a related field preferred.
• 5+ years of estimating or preconstruction experience with a general contractor.
• Experience estimating commercial, multifamily, mixed-use, healthcare, hospitality, corporate interiors, or institutional projects.
• Strong understanding of construction means and methods, materials, and sequencing.
• Ability to read and interpret construction drawings and specifications.
• Experience preparing conceptual budgets, detailed estimates, and GMP pricing.
• Proficiency with estimating software and construction technology including Bluebeam, Procore, OST, PlanSwift, BuildingConnected, Microsoft Excel, or similar platforms.
• Excellent communication, organization, and analytical skills.
• Ability to manage multiple estimates and deadlines simultaneously.
