Portfolio Parking Manager
About the role
The Portfolio Parking Manager oversees parking operations across all Onni properties. Key responsibilities include building, training, and supervising onsite parking teams, standardizing operations, and developing strong relationships with various stakeholders.
Responsibilities
- Assume overall responsibility for parking operations across all Onni properties.
- Conduct regular inspections to ensure appearance and operations meet Onni standards.
- Aid customers with transactions like validations, sales, monthly sales, key card issues, and other miscellaneous requests.
- Prepare month-end closing reports such as financial reports, validation reports, accounts receivable, allocation vs. usage, capacity, and occupancy.
- Prepare tenant parking statements and follow up on collections.
- Manage parking equipment and generate daily reports.
- Obtain estimates and bids for repairs and improvements, coordinate contractor activity, manage parking bank accounts, and handle reconciliations.
- Assist customers with key card malfunctions, ticket jams, credit card issues, validation scanner problems, and vehicle break-ins.
- Ensure tenant compliance with lease parking sections, collect rent, and allocate parking stalls.
- Provide excellent tenant service, respond to requests/problems promptly, and follow up on resolutions.
- Develop and implement programs to enhance revenue and occupancy across the parking portfolio.
- Analyze occupancy rates, revenue trends, and utilization data, presenting actionable recommendations to leadership.
- Review and benchmark pricing, recommend rate adjustments, and track KPIs including revenue per stall, expense variances, and collections.
- Evaluate equipment performance and maintenance trends, using data to inform capital planning decisions.
- Verify invoice amounts and reconcile Service Orders or Contracts, update accounting systems, and assist Corporate Accounting with vendor issues.
- Prepare annual income and expense budgets for parking operations.
- Ensure property files are properly maintained and updated according to company policy.
- Manage and develop team members, including parking clerks and maintenance attendants.
- Handle any additional tasks as assigned.
Requirements
Must have 3-5 years of parking management experience, preferably working directly for a developer/owner or 3rd party management company. Understanding of parking management accounting concepts and previous experience with Yardi is preferred. Experience with automated parking systems equipment is also beneficial.

Skills
Experience with artificial intelligence tools to support research, analysis, content development, design, reporting, or operational efficiency.
