Residents in a 55+ community are typically long-term, deeply invested in their neighborhood, and vocal about concerns. This dynamic influences everything from maintenance handling to lease enforcement conversations.

Woodburn Estates Investment Property Group operates Woodburn Estates, an 82-home senior manufactured housing community in Woodburn, Oregon. This is a part-time position, 28 hours per week, Monday through Friday from 10am to 4:30pm. On-site housing is included as part of the compensation package—a 2-bedroom, 2-bathroom manufactured home with a carport and storage shed. Living on-site is a requirement of the role.

Day-to-day responsibilities include overseeing the full operation of the community: rent collection, delinquent account reviews, move-in application processing, and ensuring resident requests and complaints are addressed. You’ll also manage hiring, training, and performance for on-site staff, and serve as the point of contact for local agencies and law enforcement. Fair Housing compliance, lease enforcement, and regulatory reporting are key aspects of the job.

Responsibilities

  • Oversee rent collection and review delinquent accounts

  • Hire, train, and manage on-site staff performance
  • Serve as the primary contact for local agencies and law enforcement
  • Maintain Fair Housing compliance and enforce lease agreements

What the Work Looks Like

A typical morning may involve resident correspondence, vendor calls, and in-person visits before you’ve had time to check your inbox. The schedule is structured (10am–4:30pm), but the workload is dense. Residents often prefer face-to-face interactions, so approachability is key.

Delinquency management is a notable aspect of the role. Rent collection in manufactured housing follows unique legal frameworks, and Oregon has specific landlord-tenant rules for MHCs. If you’re new to manufactured housing, there’s a learning curve on the regulatory side.

Requirements

  • At least one year of experience managing a manufactured housing or multifamily community of 100+ units
  • Genuine comfort working with older adults, including patience for emotional conversations
  • Working knowledge of delinquency management and rent collection workflows
  • Experience with property management software and basic accounting systems
  • Strong conflict resolution skills that de-escalate situations
  • Valid driver’s license
  • Ability to identify operational inefficiencies and propose practical solutions

Pay
