Work Arrangement

Location: Onsite / Delaneaux / New Orleans, LA
Schedule: Full-time, Monday through Friday, 8:00 AM – 5:00 PM
On-Call / Weekends: Occasional, based on business needs

Key Responsibilities

• Prepare apartment units for painting, including patching, sanding, caulking, and priming surfaces
• Complete full-unit repaints and touch-ups to support make-ready and move-in schedules
• Apply paint with a high-quality, professional finish while maintaining clean and organized work areas
• Inspect completed work to ensure company quality standards are met
• Assist with unit turns and general maintenance as needed while following all company safety policies and procedures

• Demonstrating working knowledge of basic maintenance tasks, including minor plumbing, electrical, and appliance support
• Assisting with non-paint-related turnover items and general service needs
• Consistently meeting or exceeding unit turn timelines, including full paints and touch-ups
• Understanding how unit readiness impacts leasing, occupancy, and resident satisfaction
• Maintaining awareness of materials, inventory, and efficient supply usage

Next Role Readiness does not guarantee promotion but ensures priority consideration for internal advancement opportunities when available.

Compensation

Base Salary Range: $21 – $23 per hour (dependent on experience, skills, and location)
Bonus Eligibility: Discretionary bonus upon eligibility
Incentives: Eligibility for performance-based awards
FLSA Status: Non-Exempt

Qualifications

Required Education & Experience

• High school diploma or GED required
• Minimum 1 year of experience in painting, general maintenance, or related field
• Must be at least 18 years of age

Skills & Abilities

• Strong attention to detail with an eye for quality and consistency
• Working knowledge of painting tools, materials, and surface preparation techniques
• Ability to manage time effectively and meet unit turn deadlines
• Strong organizational skills and ability to work in a fast-paced environment
• Professional communication skills and ability to interact respectfully with residents and team members
• Demonstrates reliability, accountability, and a safety-first mindset
• Basic proficiency with Microsoft Office or related systems preferred

Physical Requirements

• Ability to frequently lift or move items up to 25 pounds and occasionally up to 50 pounds
• Ability to stand, walk, climb stairs and ladders, and perform physical tasks such as kneeling, crouching, and crawling
• Ability to work indoors and outdoors in varying weather conditions
• Manual dexterity to safely use tools and painting equipment

Additional Requirements

• Must maintain a personal tool kit appropriate for assigned work
• Valid driver's license required to operate company or personal vehicles for business use
• Occasional off-site travel to pick up supplies
