Responsibilities
- In conjunction with the Board of Directors, manage the business of the association to maintain property values, foster positive owner/resident relations, and enhance quality of life for all Association members.
- Recommend and implement procedures ensuring compliance with federal, state, and local laws regarding community association management, including state disclosure requirements for resale buyers.
- Perform community tours as required by governing documents and the management contract; track non-compliance issues, send appropriate notices, and follow established fine and collection policies.
- Manage the architectural control process, ensuring compliance with Design Guidelines and policies for Design Review; handle all communication with owners regarding compliance matters.
- Plan, organize, and assist the Board in conducting Board and annual membership meetings; prepare and provide board packages and required meeting notifications.
- Review monthly financials, submit accounts payable to the management company, and establish, draft, execute, and supervise the community annual budget.
- Manage capital improvements, review monthly financial statements, prepare variance reporting, monitor community accounts payable and delinquent accounts, and approve and code all vendor invoices.
- Secure competitive contract bids, present comparative bid reviews, supervise and ensure compliance with all executed contract terms and conditions, and oversee community and contractor liability insurance requirements.
- Supervise on-site association staff, chair staff meetings, and coordinate management activities.
- Review incident reports, respond, and implement timely solutions.
- Identify, coordinate, and market all community events, programs, and services.
- Work with residents to assist in the establishment of Chartered Clubs/Special Interest Groups, including the application for charter process, assignment of facility space, program development and promotion, file maintenance, and general oversight.
- Develop an active volunteer program among residents, providing promotion and recognition.
- Prepare for and host New Resident Orientation presentations to ensure adequate promotion and community participation.
- Attend Board of Directors meetings, club, and committee meetings as required.
- Perform all other duties as directed.

- Computer efficiency with database software, internet, website portals, point-of-sale systems, registration processes, policies, procedures, equipment, materials, and products.

- Ability to organize and manage multiple priorities with strong attention to detail.
