About the role
We are looking for a Recertification and Occupancy Specialist to join our team at a 179-unit affordable housing community in Poughkeepsie, NY. This role involves building strong connections with residents while ensuring compliance with HUD Project Based Section 8 and LIHTC programs.
Responsibilities
- Process certifications including initial, interim, and annual recertifications
- Calculate retroactive rent while conforming to all applicable guidelines
- Collect necessary documentation from current or prospective residents and process verifications
- Apply correct rents for annual and interim recertification; adjust to remain compliant
- Review and finalize HUD 50059 forms
- Prepare rent repayment agreements and explain rent calculations to residents according to HUD guidelines
- Review EIV reports and resolve discrepancies
- Maintain accuracy and attention to detail while efficiently managing multiple projects and deadlines
- Complete tasks from start to finish with minimal supervision in a busy, high-volume environment
- Prioritize and manage time to consistently meet deadlines
- Support site and office operations as assigned by manager
Qualifications
- 2+ years of experience in affordable housing, HUD programs, leasing, or property compliance
- Strong proficiency in rent calculation methods, including HPD and HUD standards
- HS Diploma/GED (bachelor's preferred)
- Review and interpret financial documents like pay stubs, tax returns, and rent statements
- Demonstrated ability to manage multiple deadlines, stay highly organized, and ensure compliance under regulatory frameworks
- Strong financial, organizational, and critical thinking skills
- Excellent interpersonal and communication skills, with the ability to quickly build trust with teams and residents
- Adaptable, proactive, and comfortable working in fast-paced, changing environments
- Demonstrates accountability and resilience, with a commitment to resident-centered service and collaborative teamwork
- Demonstrated ability to maintain confidentiality and navigate sensitive issues professionally

Preferred qualifications
- Certification in COS, TCS, or other affordable housing compliance training preferred (or willingness to obtain)
- Experience with property management software (e.g., RealPage OneSite, Yardi, JD Edwards)
- Current State Real Estate License
- Commissioned Notary Public
