This could be a great next step for an experienced Service Manager, Assistant Service Manager, with strong technical skills and the ability to lead daily maintenance operations. As a Service Manager, You Would Be Expected To Lead daily maintenance operations across communities, including work orders, apartment turns, make-readies, and preventive maintenancePrioritize daily workloads and maintain strong work-order complianceTroubleshoot and perform repairs involving HVAC/PTAC systems, electrical, appliances, plumbing, and general maintenanceCoordinate vendors and ensure work is completed accurately and on schedulePartner closely with Property Management and regional leadership on property prioritiesManage maintenance inventory, tools, materials, and suppliesConduct inspections of buildings, grounds, and vacant apartmentsSupport capital projects, scheduled move-ins, and ongoing make-ready activityProvide hands-on leadership while maintaining accountability and high standards Compensation & Incentives Pay Range: $26.00 – $28.00 per hourUp to 100% Rent DiscountProperty Staff Shared Renewal CommissionsMorgan Essentials: $300 quarterlyOn-Call Appreciation: $15/day for holding the on-call phoneMedical, Dental, and Vision Benefits401(k) Retirement Plan with Company MatchGenerous Paid Time Off, including 10 holidays per year and sick leave Hours & Schedule Monday – Friday: 8:00 AM – 4:30 PMPaid rotating on-call participation requiredMust be available and prepared for emergency eventsSchedule subject to change based on business needs What We’ll Be Looking For Strong multifamily maintenance experience with leadership experience or demonstrated leadership potentialStrong HVAC knowledge and troubleshooting skillsHVAC/EPA certification preferredExperience with PTAC systems, electrical appliances, plumbing, and general maintenanceExperience overseeing work orders, make-readies, apartment turns, and vendor activityAbility to effectively support two nearby communities in a multi-site environmentStrong organization, communication, and accountabilityComfortable using smartphone apps, tablets, and basic computer systemsActive and valid driver’s license and personal vehicleOne-year certificate, 3+ years of related experience, or an equivalent combination of education and experience #AC5036 If you are hired at Morgan Properties, your overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range.
