We need to output HTML fragment with sections: About the role? Actually the posting includes description. We need to use

for section headings: About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. Only include sections where there is real specific content. We must preserve all substantive info, not repeat job title, no Job ID etc. Remove boilerplate like cookie/navigation/legal/EEO etc. There's no explicit EEO but there is a line about compensation determined based on factors etc. That's part of compensation description; we can keep. We need to parse content: - Intro: "Build Your Next Maintenance Leadership Opportunity with Morgan Properties Multi-Site Service Manager Opening in Abingdon & Belcamp, MD Morgan Properties is proactively connecting with experienced maintenance professionals for a Multi-Site Service Manager opportunity supporting our Forsythia Court and Annhurst communities in Abingdon and Belcamp, MD. We are looking to connect with qualified maintenance leaders interested in future career opportunities with Morgan Properties. This could be a great next step for an experienced Service Manager, Assistant Service Manager, with strong technical skills and the ability to lead daily maintenance operations." That's about the role. Could be "About the role". We'll put that as

About the role

then

with that prose. - Responsibilities: list of duties after "As a Service Manager, you would be expected to:" then bullet list. We'll create

Responsibilities

then
  • each. - Compensation & Incentives: includes Pay Range, rent discount, shared renewal commissions, Morgan Essentials, On-Call Appreciation, benefits, 401k, PTO. Also "Hours & Schedule:" separate. We'll have sections: Pay, Benefits, Schedule. Possibly also "Compensation & Incentives" but we have separate Pay and Benefits. The instruction: Use headings for Pay, Benefits, Schedule. So we will create those. Pay: "Compensation & Incentives: Pay Range: $26.00 – $28.00 per hour Up to 100% Rent Discount Property Staff Shared Renewal Commissions Morgan Essentials: $300 quarterly On-Call Appreciation: $15/day for holding the on-call phone". That's pay and some incentives. We'll put in

    Pay

    then

with that. Benefits: "Medical, Dental, and Vision Benefits 401(k) Retirement Plan with Company Match Generous Paid Time Off, including 10 holidays per year and sick leave". Also maybe "Up to 100% Rent Discount" is benefit but we already put in Pay. We'll keep rent discount in Pay. Benefits section: medical/dental/vision, 401k, PTO. Schedule: "Hours & Schedule: Monday – Friday: 8:00 AM – 4:30 PM Paid rotating on-call participation required Must be available and prepared for emergency events Schedule subject to change based on business needs". We'll put in

    then

. Requirements/Qualifications/Skills: The posting has "What We’ll Be Looking For:" list. That includes strong multifamily maintenance experience with leadership experience or demonstrated leadership potential, strong HVAC knowledge, HVAC/EPA certification preferred, experience with PTAC, electrical appliances, plumbing, general maintenance, experience overseeing work orders, make-readies, apartment turns, vendor activity, ability to support two nearby communities, strong organization, communication, accountability, comfortable using smartphone apps, tablets, basic computer systems, active valid driver’s license and personal vehicle, One-year certificate, 3+ years of related experience, or equivalent combination. We need to decide which headings to use: Requirements, Qualifications, Skills. The instruction says use those headings if there is real specific content. We can split: Requirements (experience, certification, license), Qualifications (education/experience combination), Skills (HVAC knowledge, troubleshooting, organization, communication, etc). But we must not create thin sections; better to combine into maybe Requirements and Skills. However we must follow instruction: Use headings for those categories if content exists. We can create three sections if each has substantive content. Let's allocate: - Requirements: "Strong multifamily maintenance experience with leadership experience or demonstrated leadership potential", "Experience overseeing work orders, make-readies, apartment turns, and vendor activity", "Ability to effectively support two nearby communities in a multi-site environment", "Active and valid driver’s license and personal vehicle". Also maybe "One-year certificate, 3+ years of related experience, or an equivalent combination of education and experience" could be Qualifications. - Qualifications: "One-year certificate, 3+ years of related experience, or an equivalent combination of education and experience". Also maybe "HVAC/EPA certification preferred" could be Qualification or Requirement. We'll treat as Qualification. - Skills: "Strong HVAC knowledge and troubleshooting skills", "Experience with PTAC systems, electrical appliances, plumbing, and general maintenance", "Strong organization, communication, and accountability", "Comfortable using smartphone apps, tablets, and basic computer systems". Also "Strong multifamily maintenance experience with leadership experience" maybe skill but we already used. We'll avoid duplication. Now also there is a line: "#AC5036" maybe job ID; we should drop it. Also line: "If you are hired at Morgan Properties, your overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range." This is compensation note; we can include in Pay section as extra sentence. Also "Get To Know Us:" paragraph about company; that's boilerplate? It's company description; maybe we can include as About the role? But it's not about role; it's about company. The instruction: remove cookie/navigation/legal/EEO/equal-opportunity/scam-warning boilerplate, duplicated lines, and application instructions. Company description is not explicitly boilerplate but could be considered extra. However we should preserve ALL substantive information; does company description count as substantive? It's about the employer, not the job. Might be considered extra but not prohibited. The instruction says preserve ALL substantive information; do NOT invent or summarize away detail. So we should keep it. Where to put? Could be a separate section "About the Company" but not in allowed headings. Allowed headings are only those listed. We could incorporate into About the role? Might be okay to add a paragraph after About the role. But the instruction says use

for section headings (e.g. About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule). It doesn't forbid other headings, but says use those for section headings. It might be okay to add other headings but better to stick to allowed. We could put company info in About the role paragraph as extra sentences. Thus About the role will include intro plus company description. Now we need to ensure we don't repeat job title as heading. We'll not. Now produce HTML fragment. Let's craft:
