Responsibilities

  • Manage all day-to-day tasks and responsibilities for two or more apartment communities.
  • Set scope, technical specifications, budget tracking, schedule, material and equipment requirements, subcontractor/vendor bidding and management for cost-effective facility and maintenance projects.
  • Anticipate potential problems and implement/oversee preventative actions to ensure community safety and operational procedures.
  • Provide leadership and development for the maintenance team, including scheduling, duties, and performance management.
  • Direct and oversee all maintenance work orders and unit turns in a timely manner while exemplifying excellent customer service.
  • Complete unit inspections as needed and maintain orderly documentation.
  • Maintain inventory of basic personal tools (e.g., hammer, screwdriver, adjustable wrench, tape measure, flashlight) and utilize provided supplies cost-effectively.
  • Pre-diagnose and troubleshoot building systems prior to scheduling repairs (HVAC, electrical, plumbing, appliances, carpentry, etc.).
  • Perform on-call service requests and emergency calls as needed.
  • Present a professional appearance aligned with company standards.
  • Complete additional tasks or duties assigned by supervisor.

Requirements

  • Minimum 8 years of maintenance experience in Multifamily or Hospitality.
  • Advanced experience in two or more trades: electrical, carpentry, plumbing, HVAC, or painting.
  • Working knowledge of appliances.
  • High school education or equivalent preferred.
  • Ability to accurately perform basic mathematical functions.
  • EPA Universal Certification required; Certified Pool Operator (CPO) Certification preferred.
  • Intermediate computer and Internet knowledge; ability to use on-site resident management software preferred.

Physical Demands

  • Ability to lift up to 50 pounds.
  • Regularly required to sit, stand, walk, talk, hear, and reach using feet, legs, back, arms, and hands.
  • Occasionally required to climb.
  • Specific vision requirements: close vision, distance vision, color vision, depth perception, and ability to adjust focus.
  • Must work at a personal computer and detect auditory/visual alarms.
  • Availability to work extended/flexible hours, nights, weekends, and occasional holidays as needed.

Schedule

Monday through Friday, 8:00 a.m. to 5:00 p.m., plus participation in an on-call rotation.

Pay

$24 to $25 hourly, depending on experience, plus lease renewal bonuses and a $1,500 sign-on bonus payable after 90 days of completed employment.
