About the role

The Multi-Site Maintenance Supervisor is responsible for overseeing all maintenance aspects of the community's operations and objectives. Key responsibilities include supervising a team of maintenance technicians, managing personnel, implementing preventive maintenance schedules, performing repairs, responding to work orders, conducting inspections, ensuring compliance with regulations, and maintaining customer service.

Responsibilities

  • Supervise and direct a team of maintenance technicians, assigning tasks and ensuring efficient completion to high standards.
  • Manage personnel throughout their employment lifecycle, including selection, career planning, performance management, and recognition.
  • Provide on-the-job training for maintenance staff and ensure they are knowledgeable about property systems and maintenance procedures.
  • Implement and manage a preventive maintenance schedule to ensure all systems and equipment are functioning properly and prevent future issues.
  • Respond to and prioritize work orders submitted by residents, ensuring timely and effective resolution of maintenance issues.
  • Conduct regular inspections of the property, including common areas, buildings, and equipment, to identify maintenance needs or safety hazards.
  • Ensure the property complies with all relevant local, state, and federal regulations, particularly regarding safety and building codes.
  • Work within the maintenance budget, ensuring repairs and maintenance are conducted cost-effectively.
  • Coordinate with internal stakeholders and contractors for specialized repairs, maintenance services, or large projects, ensuring work is completed according to specifications and within budget.
  • Maintain accurate records of maintenance activities in SightPlan and applicable trackers, including work orders, inspections, and repairs.
  • Provide regular updates to property management on the status of maintenance activities, including any significant issues or trends.
  • Aid internal stakeholders in managing property improvement projects, ensuring they are completed on time, within budget, and to the required standards.
  • Be available for after-hours emergencies, ensuring critical repairs are handled promptly.
  • Implement and enforce safety procedures for the maintenance team to prevent accidents and injuries, ensuring maintenance activities comply with OSHA and other safety regulations.
  • Assist internal stakeholders in managing property improvement projects, ensuring they are completed on time, within budget, and to the required standards.

Requirements

  • High school diploma or GED equivalent.
  • 3+ years of property management industry or related experience.
  • HVAC and/or CPO license preferred.
  • Valid driver’s license due to the need for golf cart usage during onsite operations.
  • Proficient knowledge of electrical, plumbing, and appliance repair with hands-on experience.
  • Knowledge of environmental/industrial hazards as they apply to residential housing.
  • Ability to utilize a personal smart device for property operations and communication.
  • General understanding of the Microsoft Suite and property management software.
  • Ability to read, write, and speak English.
  • Proven organizational and time management skills.
  • Ability to supervise 2 or more associates.

Qualifications

Pay

The pay range for this position is $73,000.00 - $103,000.00 per year. New hires generally start between $73,000.00 - $89,000.00 per year. The final salary offer will be determined after reviewing relevant factors, including but not limited to skill sets; relevant experience; internal equity; and other business and organizational needs.
