About the role

You walk through a facility and immediately notice what's wrong — the unsecured ceiling panel nobody documented, the HVAC unit that's been making noise for days, the landscaping contractor who completed only half the checklist but submitted a full invoice. You don't wait for complaints to surface. You resolve issues before they become visible. That awareness defines this role.

Responsibilities

  • Performing regular physical inspections at Central Texas locations using documented benchmarks for cleanliness, HVAC function, safety protocols, security measures, signage quality, grounds maintenance, furnishings, and presentation readiness — then ensuring findings lead to confirmed corrective work

  • Responding to facility problems and urgent situations, coordinating service providers, and marking tickets complete only once repairs are physically verified (urgent under 24 hours, standard under 1 week)

  • Overseeing local contractor delivery against service agreements, removing contractors with repeated failures, renegotiating contract terms, and conducting difficult accountability discussions regarding quality and pricing

  • Establishing a weekly operational cadence with Campus Coordinators and Site Specialists to ensure all locations follow standardized procedures instead of improvisation

  • Overseeing significant facility improvements (HVAC replacements, interior upgrades, landscaping projects, AV/network installations) within timeline and budget parameters while minimizing student impact

  • Documenting enterprise-wide operational standards and AI-powered procurement frameworks (utilizing ticketing platforms, IoT/predictive maintenance tools, and centralized vendor sourcing) to ensure uniform campus launches and operations

  • Delivering clear weekly written updates covering regional quality metrics, contractor performance, escalated issues, and capital expenditure tracking

Requirements

  • Located in the Austin, TX metropolitan area or within commuting range, ready to work primarily from the Austin location with 20–40% travel across the region

  • Authorized to work in the United States without requiring visa sponsorship

  • 5+ years managing multi-location facilities, regional operations, hospitality management, retail operations, or educational facility operations

  • Documented success holding managed service vendors accountable for quality standards, cost control, and service level compliance across multiple sites

  • Hands-on experience addressing urgent facility failures (safety, HVAC, security, cleanliness) with measurable effects on customer experience

  • Consistent written operational discipline: issue tracking, escalation documentation, vendor communications, weekly regional performance summaries

  • Working knowledge of current operations technology (ticketing platforms, IoT/predictive maintenance systems, AI-supported procurement or planning tools)

Nice-to-have Requirements

  • Multi-location operations leadership in premium hospitality, high-end retail, private K–12 education, or healthcare systems serving demanding clientele

  • Background creating or repairing a regional operational framework where previous approaches depended on individual heroics instead of documented standards

  • History of terminating poor-performing contractors and developing a reliable local vendor network

  • Experience directing capital improvement work (HVAC, AV/network, landscaping, interior renovations) in active, customer-facing locations

  • Familiarity working in an AI-driven operational setting where automated playbooks, dashboards, and predictive tools handle routine tasks so staff can focus on decision-making
