Sales

  • Aid Mortgage Loan Originators in taking or updating loan applications, negotiating terms, and collecting documentation.
  • Maintain relationships with current and prospective clients while providing excellent customer service.
  • Represent Arbor Bank in community organizations and activities.

Loan Product Expertise & Application

  • Collaborate with originators to structure loans that meet borrower needs while complying with product guidelines.
  • Evaluate borrower profiles to determine appropriate loan product fit based on income, credit, assets, and property type.
  • Apply guidelines for all major mortgage loan types including Conventional, FHA, VA, USDA, Jumbo, and NIFA.
  • Review and validate borrower documentation (income, assets, credit, liabilities) for completeness and accuracy.
  • Structure loan files according to product guidelines (Conventional, FHA, VA, USDA, NIFA).
  • Monitor pipeline to ensure timely processing and adherence to deadlines.
  • Interpret and apply automated underwriting system (AUS) findings from DU and LP.
  • Stay current on investor overlays and agency updates to ensure accurate loan structuring.

Training

  • Coordinate onboarding and ongoing training for sales team members.
  • Identify training gaps and provide solutions to improve team performance.
  • Deliver responsive support to internal stakeholders.

Project Management

  • Participate in the identification, design, development, and implementation of assigned projects.
  • Work with internal and external resources to ensure successful and timely completion in accordance with user needs.
  • Lead or support projects related to process improvement, system upgrades, or compliance initiatives.
  • Collaborate with internal and external resources to meet project goals.
  • Streamline workflows to improve operational efficiency and customer satisfaction.
  • Manage multiple projects simultaneously by prioritizing project deadlines.

Compliance & Regulatory Oversight

  • Stay current on federal, state, and investor guidelines affecting mortgage lending.
  • Ensure loan files meet regulatory and internal compliance standards.
  • Assist in responding to internal audits and external regulatory reviews.
  • Identify and escalate potential compliance issues to the Mortgage Operations Manager.
  • Support implementation of policy changes and regulatory updates across the team.

Other Duties

  • Perform physical requirements as described in the Physical Requirements section.
  • Develop new banking relationships with prospective clients and expand existing relationships with current customers through the sale and cross-sale of bank products and services.
  • Proactively work toward achievement of personal, branch, and department sales and customer service goals.
  • Perform other duties as assigned.
