About the role

The Mechanical Preconstruction Manager at Manhattan Construction Company is responsible for guiding and mentoring team members, representing the company to clients, and ensuring adherence to MCC Standards and all preconstruction activities.

Responsibilities

  • Represent Manhattan’s M/P/FP Services to Clients
  • Meet Client Needs/Budget / Attend OAC / design meetings
  • Provide Concept Budget Assistance
  • Perform Value Management Analysis
  • Cookordinate w/ operations team to ensure the correct Cost Budget is sent to accounting
  • Maintain the Manhattan Code of Business Practices & ensure the team follows the Guiding Principals
  • Estate & Monitor Subcontractor Relationships
  • Aides Bid-Day Assignments-ins and performance reviews w/ all direct reports.
  • Attend/Organize Preconstruction Meetings
  • Strong Knowledge of General Conditions Estimates/Schedule / Below the Line costs
  • Aid With Business Development Strategies
  • Thorough Understanding & Compliance with Risk Management Policies
  • Cookordinate Subcontractor Networking Efforts
  • Review all Subcontracts prior to Issuance to Subcontractors
  • Manage expectations for the team for their projects
  • Provides quarterly check-ins and performance reviews w/ all direct reports
  • Responsible for conducting themselves in accordance with our Guiding Principles and exhibiting attributes matching the Way We Work.

Qualifications

  • Bachelor’s Degree- Construction Management, Engineering or equivalent.
  • May substitute required education degree with related experience on a one-to-one basis
  • 12 years of industry experience
  • Experience w/ & Knowledge of Mechanical scope of work (subcontractor / design firm)

Skills & Abilities

  • Knowledge and efficiency in Manhattan software
  • Strong networking ability, known in the community
  • Strong conceptual estimating skills
  • Experience w/ & Knowledge of Mechanical scope of work (subcontractor / design firm)
  • Familiarity of logistics and operations
  • Strong written and verbal communication skills
  • Strong math/accounting skills
  • Ability to meet critical deadlines
  • Ability to maintain discretion and confidentiality at all times
  • Time management skills and organizational skills
  • Ability to understand and follow directions
  • Ability to read drawings and specifications
  • Accuracy in obtaining quantities & compiling estimates
  • Knowledge of Autodesk Software
  • Knowledge of Estimating & Takeoff Software
