The company is seeking a Community Manager for its 162‑unit market‑rate community, Aurora, in Gold River, CA. The role involves leading a team, overseeing financial performance, lease administration, resident relations, and property aesthetics, reporting to the Regional Manager.

Responsibilities

• Provide input into property budget development by analyzing financial statements, reviewing marketing information, and accessing operational reports to establish historic and predict performance patterns.
• Meet targeted revenues by setting rent rates, ensuring timely collection and posting of rent and fees, making financial bank deposits, and preparing/reviewing monthly financial status reports.
• Handle and approve invoices from vendors, contractors, and service providers for payment.
• Understand the Chart of Accounts and ensure expense coding aligns with the approved budget.
• Control expenditures by staying within budget constraints and manage the balance and maintenance of the petty cash fund.
• Oversee the leasing process: approve prospective resident applications, discounts, and renewal leases; conduct periodic apartment inspections; follow proper notice requirements; execute evictions; impose and collect late fees and other charges per lease terms.
• Gather, analyze, and interpret market and economic trends; implement short‑ and long‑range marketing and leasing strategies to achieve occupancy and revenue goals.
• Promote resident satisfaction and retention by responding promptly to complaints, questions, and requests and taking appropriate action to resolve service issues.
