Maintenance Turnover Technician
Abode, one of the largest and effective nonprofits working to end homelessness in the Bay Area, is seeking a Maintenance Turnover Technician for our programs in SF County.
About the Role
The Maintenance Turnover Technician is primarily responsible for all aspects of apartment turnover, including patching, painting, and flooring for an interim supportive housing facility consisting of 91 units. This includes working with maintenance on light property maintenance duties throughout the site within a fast-paced environment. The Maintenance Turnover Technician must relate well to diverse populations and exercise good judgment when dealing with residents, staff, visitors, and vendors.

Responsibilities
- Meet daily with Lead Maintenance and the Senior Property Manager to communicate and manage the workflow of all unit turnovers, service repairs, and special projects.
- Answer after-hours, evening, and weekend emergency calls during on-call rotation.
- Complete ready repair tasks including painting, plumbing, electrical, general carpentry, and minor flooring repairs/replacements to housing quality standards.
- Clean units and appliances to create new conditions, working with the janitorial team.
- Clean or remove carpet as determined by upper management.
- Adhere to turnover schedule and communicate any problems or progress to upper management.
- Contract, communicate, and work with vendors to complete major unit turnover repairs/replacements to housing quality standards, ensuring work is performed safely, within code compliance, and to performance expectations.
- Order parts, supplies, and maintain inventory to minimize travel for parts/supplies.
- Organize and file appropriate reports and paperwork daily; manage and complete unit turnover checklists and all other required maintenance documentation.
- Operate and maintain a variety of maintenance power equipment.
- Utilize handheld devices and software systems/mobile apps to create, schedule, update labor hours, materials, and close work orders/assignments; update management and superiors of repair status, work assignments, problems, or safety concerns.
- Communicate with individuals or groups verbally and/or in writing regarding work assignment updates and scheduling.
- Other duties as assigned.
Requirements
- High school diploma or equivalent (GED) required.
- 2 years’ experience in painting and residential maintenance.
- Use of personal vehicle and proof of valid California Driver's License and current auto insurance, along with a clean DMV record, is required.
