About the Role
This position performs technical and mechanical work ensuring the physical aspects of buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.
Responsibilities
- Completes assigned work orders from resident requests and performs preventative maintenance by diagnosing issues and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
- Prepares vacant apartment homes for leasing and new move-ins through the “make-ready” process, including pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
- Manages maintenance inventory by tracking usage, returning unused items, and notifying supervisors about re-ordering needs.
- Completes timely, accurate, and complete documentation and paperwork for service requests.
- Maintains grounds, common areas, and amenities by picking up trash, pressure-washing, performing general cleaning, and painting as needed.
- Supports cost-cutting and expense control by repairing rather than replacing parts, minimizing waste, and using tools and equipment correctly.
- Complies with Greystar’s safety and risk-management policies, including attending safety meetings, completing OSHA training, and reporting accidents and incidents.
- May inspect work performed by contractors, vendors, and service providers to ensure quality and adherence to specifications.
- Assists in conducting routine and periodic property inspections to identify safety concerns, maintenance needs, and communicate findings to management.
Physical Demands
- Ability to stand, walk, and/or sit for extended periods and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Must work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Ability to push, pull, lift, or carry up to 25 pounds independently and 50 pounds with assistance.
- May require rare or regular travel to assist other properties, attend training, or business meetings.
- Must work a flexible schedule, including evenings, weekends, holidays, and on-call duties.
Requirements
- EPA certifications Type I and II or Universal for refrigerant recycling (for Certified Service Technicians).
- All certifications required by State and Local jurisdictions (for all Service Technicians).
- Valid driver’s license to operate a golf cart on property, if applicable.
Pay
The hourly range for this position is $16.50 - $25.00. Many factors determine pay within this range, including business requirements, prior experience, current skills, and geographical location.
