About the Role
This position performs technical and mechanical work ensuring the physical aspects of buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and functionality.
Responsibilities
- Completes assigned work orders from resident requests and performs preventative maintenance by diagnosing defects, making repairs, and adhering to policies, safety standards, and code requirements.
- Manages the “make-ready” process for vacant apartment homes, including pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting finished work.
- Follows procedures for accessing and managing maintenance materials, tools, and equipment, including tracking inventory and notifying supervisors of re-ordering needs.
- Completes accurate and timely documentation and paperwork for service requests.
- Maintains grounds, common areas, and amenities by picking up trash, pressure-washing, general cleaning, and painting as needed.
- Supports cost-cutting initiatives by repairing rather than replacing parts, minimizing waste, and using tools and materials correctly.
- Complies with Greystar’s safety and risk-management policies, including attending safety meetings, completing OSHA training, and reporting accidents or incidents.
- May inspect work performed by contractors, vendors, and service providers to ensure quality and adherence to specifications.
- Assists in conducting routine and periodic property inspections to identify safety concerns, maintenance needs, and communicate findings to management.
Requirements
- EPA certifications Type I and II or Universal for refrigerant recycling (for Certified Service Technicians).
- All certifications required by State and Local jurisdictions (for all Service Technicians).
- Valid driver’s license to operate a golf cart on property, if applicable.
