Essential Responsibilities

• Completes assigned work orders from resident service requests and preventative maintenance by diagnosing defects, making repairs in accordance with policies, procedures, safety standards, and code requirements.
• Completes the "make-ready" process for vacant apartment homes, including pre-move-out inspection, creating a "punch" list, scheduling vendors/contractors, obtaining supplies, completing all maintenance tasks, and inspecting completed work.
• Follows procedures for accessing and obtaining materials, supplies, equipment, and tools; tracks inventory used, returns unused items, and notifies maintenance supervisor about re-ordering needs.
• Completes documentation and paperwork for service requests in a timely, accurate, and complete fashion.
• Assists in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
• Supports cost-cutting and expense control by fixing rather than replacing parts when possible, avoiding waste, and practicing correct use of tools and equipment.

• Complies with safety and risk-management policies by attending property safety meetings, completing OSHA and safety training, and reporting accidents/incidents promptly.
• May periodically inspect work performed by contractors, vendors, and service providers to verify quality, scope, and specifications.
• Assists in conducting routine and periodic property inspections to identify safety/risk concerns, keep the property in good repair, and communicate physical needs to management.

Required Licenses or Certifications

• EPA certifications Type 1 and II or Universal for refrigerant recycling (applies to Certified Service Technicians).

• Valid driver's license to operate a golf cart on property, if applicable.

Pay

• Hourly range: $24.00 – $26.00
• Additional compensation may include weekly, monthly, and/or quarterly bonus programs (onsite property positions).
