Essential Responsibilities
- Completes assigned work orders from resident service requests and preventative maintenance by diagnosing defects, making repairs in accordance with policies, procedures, safety standards, and code requirements.
- Completes the "make-ready" process for vacant apartment homes, including pre-move-out inspection, creating a "punch" list, scheduling vendors/contractors, obtaining supplies, completing all maintenance tasks, and inspecting completed work.
- Follows procedures for accessing and obtaining materials, supplies, equipment, and tools; tracks inventory used, returns unused items, and notifies maintenance supervisor about re-ordering needs.
- Completes documentation and paperwork for service requests in a timely, accurate, and complete fashion.
- Assists in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
- Supports cost-cutting and expense control by fixing rather than replacing parts when possible, avoiding waste, and practicing correct use of tools and equipment.
Other Responsibilities
- Complies with safety and risk-management policies by attending property safety meetings, completing OSHA and safety training, and reporting accidents/incidents promptly.
- May periodically inspect work performed by contractors, vendors, and service providers to verify quality, scope, and specifications.
- Assists in conducting routine and periodic property inspections to identify safety/risk concerns, keep the property in good repair, and communicate physical needs to management.
Physical Demands
- Ability to stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Ability to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Ability to push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance.
- Rare or regular travel may be required to assist other properties, attend training, business meetings, or other necessary situations.
Required Licenses or Certifications
- EPA certifications Type 1 and II or Universal for refrigerant recycling (applies to Certified Service Technicians).
- All certifications as required by State and Local jurisdictions (applies to all Service Technicians).
- Valid driver's license to operate a golf cart on property, if applicable.
Pay
- Hourly range: $24.00 – $26.00
- Additional compensation may include weekly, monthly, and/or quarterly bonus programs (onsite property positions).
