Maintenance Technician - Part Time

Sun Communities Maintenance Technicians perform routine and preventative maintenance to maintain the physical integrity of our communities. They conduct home and building repairs, ensure cleanliness and upkeep of property grounds, facilities, streets, equipment, and utility systems, and provide excellent customer service to prospective and current residents.

Responsibilities

• Ensures trash and debris are picked up daily from common areas and streets; empties common area trash containers as needed.
• Completes minor repairs to rental homes and facilities.
• Inspects and repairs irrigation systems regularly to ensure proper operation.
• Maintains vacant sites, including strap-downs and removal of trash and debris.
• Removes snow from community streets, parking lots, building entrances, and other areas Sun is responsible for maintaining, using a truck with a plow, spreading salt, snow blowing, or shoveling where applicable.
• Ensures lawns are manicured appropriately: treats for weeds, plants flowers and shrubs, spreads mulch, trims hedges, cuts and removes damaged tree limbs, and performs other lawn care services as necessary.
• Ensures all community streets and public access routes are free of hazards.
• Performs water testing and maintenance duties related to well-water systems, sewer systems, or on-site water meters, including reading, repairing, and installing water meters where applicable.
• Reports all community maintenance issues and concerns to the manager.
• Completes checklists of the physical condition of the community or sites prior to and after resident occupancy.
• Ensures the community is presentable, inviting, and adheres to Sun’s curb appeal standards.
• Cleans building facilities such as clubhouse, community offices, restrooms, laundry areas, and maintenance garage.
• Assists manager with supervision of service contractors.
• Inspects playground areas, equipment, pool/spa areas, and other recreational amenities, making minor repairs as needed.
• Assists with the proper spotting of homes upon move-in and move-out.
• Maintains community pool(s), tests chemical levels, and adjusts appropriately where applicable.
• Maintains community vehicles and equipment.
• Follows safety procedures while performing duties, including safely operating vehicles when moving between sites and picking up supplies.
• Performs other duties and special projects as assigned.

Requirements

• High School Diploma or GED (required).
• 6 months of previous maintenance experience in the apartment or manufactured housing industry (preferred).
• 6 months of snow removal experience, including operating a plow truck (if applicable, preferred).
• 6 months of demonstrated knowledge of and broad experience in general maintenance techniques and repair work (preferred).
• Ability to endure temperature fluctuations due to constant outdoor work.
• Valid driver’s license.
• Ability to work well independently as well as on a team.
• Must be able to lift at least 50 lbs.
• Basic computer proficiency, including the ability to use email and the internet.
• Ability to work an on-call schedule.
• Proficient skills in operating various hand tools, power equipment, and commercial machinery.
• Ability to provide legible written reports.
• General knowledge of plumbing, electrical, and grounds maintenance.

Pay

$20 per hour.
