Maintenance Technician - Lead

KETTLER is seeking a Lead Maintenance Technician for the Terraces East community in Arlington, VA. This role is ideal for someone with a strong work ethic, a passion for helping people, and a desire to learn and grow.

About the role

The Lead Maintenance Technician, under the direction of the Maintenance Manager, is responsible for general maintenance and repairs in apartments and buildings, maintaining curb appeal and quality of apartment homes, and responding to resident service requests.

Responsibilities

• Participate in all maintenance projects.
• Perform general repair of property grounds, apartments, and building exteriors.
• Support the Maintenance Manager with budgets and other administrative tasks.
• Respond to resident requests for maintenance and service in HVAC, electrical, plumbing, and appliance repair by troubleshooting and restoring service within established quality and time standards; escalate issues to supervisor or outside contractor as needed.
• Perform preventive maintenance on all property systems.
• Complete the “make-ready” process for vacant apartments, including pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
• Demonstrate customer service skills by treating residents and others with respect, addressing questions and complaints sensitively, and completing work orders efficiently.
• Other duties as assigned.

Requirements

• 3+ years of apartment maintenance experience.
• Universal EPA/CFC Certification.
• Mastery of appliance, electrical, and plumbing repair.
• Strong understanding of HVAC repair.
• Valid Driver’s License; must live within 30 minutes of the property.
• Excellent English communication skills, both verbal and written.
• Responsible for after-hours emergency maintenance calls, including nights and weekends on a rotational basis.
• Must have personal/reliable transportation and a cell phone for on-call emergencies.
• Ability to use a computer.
• Physical ability to walk grounds and apartments, ascend stairs, lift 60 lbs., climb ladders over 10 feet, and perform other general physical activities.
