Maintenance Technician II/ Sunridge Meadows

About the role

This part-time position (24 hours per week) supports the maintenance and upkeep of our properties, ensuring they remain places residents are proud to call home. The role requires punctuality, professionalism, and a proactive approach to completing work orders, addressing issues before they escalate, and maintaining exceptional curb appeal.

Responsibilities

• Troubleshoot electrical, plumbing, HVAC, and general building systems during unit turns, work orders, and preventative maintenance.
• Perform independent repairs, including drywall, painting, plumbing, electrical, appliance repair, and general building maintenance.
• Complete daily resident work orders and conduct unit make-readies (painting, carpet cleaning, general cleaning).
• Perform quarterly preventative maintenance checks.
• Assist neighboring properties with maintenance tasks as needed.
• Pick up supplies from vendors using a legally registered and insured vehicle.
• Participate in on-call after-hours availability.
• Attend regional and corporate training, including HVAC, safety, HUD, and LIHTC maintenance standards.
• Maintain positive relationships with residents, vendors, and staff.
• Report health and safety concerns to management.
• Work overtime as needed and approved.
• Bring and maintain applicable maintenance tools.

Requirements

• High school diploma or equivalent.
• 3+ years of experience in multifamily, commercial, or hotel maintenance.
• Working knowledge of plumbing, electrical, basic HVAC, carpentry, appliance repair, painting, and building operating systems (e.g., door entry systems, fire suppression systems).
• Familiarity with REAC and INSPIRE inspection preparation.

Preferred Qualifications

• HVAC EPA Type II Certification.

Physical & Work Environment

• Ability to lift a minimum of 55 lbs.
• Willingness to work in enclosed spaces (attics, crawl spaces).
• Ability to work outdoors in all weather conditions (heat, cold, rain, snow).

Schedule

Part-time, 24 hours per week.
