About the role
13-week contract with the potential to be hired on as a full-time employee. Monday-Friday position, 8-hour shifts with some flexibility in the actual schedule worked. Typical schedule worked is 7:00am-3:30pm with a 30-minute lunch break. The selected worker will be responsible for getting themselves to the main facility each day, at which point they will be provided with a company vehicle, company laptop, company cell phone, etc. The position supports our client's Sarasota and Charlotte County facilities.
Job Summary
The Maintenance Technician II ensures the safe and effective operations of all buildings, grounds, housekeeping and utilities for all assigned properties of Empath Health under the direction of the Facilities Manager and/or the Maintenance Technician Team Leader.
Responsibilities
- Ensure assigned facilities and grounds provide a warm, welcoming, productive, and safe environment for guests, volunteers, and staff.
- Adhere to the preventive maintenance program to ensure all equipment and fixtures remain in good working condition.
- Discuss operational variances with supervisors to diagnose issues and perform or coordinate equipment repairs.
- Monitor the quality and timeliness of vendor and contractor services, including HVAC maintenance, inspections, and compliance tracking.
- Maintain ongoing logs of HVAC equipment, including installations, repairs, inspections, and related records.
- Maintain vehicle maintenance records, including oil changes and repairs, and provide updates to supervisors.
- Protect organizational assets through comprehensive preventive maintenance scheduling for buildings, equipment, and vehicles.
- Ensure repairs are completed in a timely and effective manner.
- Monitor and coordinate the work of assigned vendors and contracted service providers.
- Perform general facility and equipment repairs as directed.
- Maintain the proper operation, cleanliness, and upkeep of assigned organizational equipment.
- Report equipment, supply, maintenance, or operational needs and recommendations to the Facilities Manager.
- Perform electrical, plumbing, painting, and wall repair work.
- Assemble and install equipment, shelving, and related materials.
- Assess projects to prevent damage to facilities and ensure safety.
- Analyze maintenance and operational issues and recommend cost-effective solutions.
- Communicate and collaborate professionally with team members, colleagues, visitors, and vendors.
- Support and coordinate first-response activities related to safety and security incidents.
- Ensure the effective operation of safety and security equipment and systems.
- Maintain compliance with organizational health, safety, and security policies and procedures.
- Apply established safety standards to promote a safe environment.
- Ensure safe handling and storage of chemicals and maintenance supplies.
- Conduct quarterly safety audits for all facilities and maintain required documentation.
- Adhere to all safety, security, and driver safety guidelines.
- Utilize departmental resources in a fiscally responsible manner.
- Maintain inventory control for maintenance and housekeeping equipment and supplies, including invoices and receipts.
- Provide input for annual operating and capital budget planning.
- Manage organizational resources responsibly to support operational efficiency.
- Independently manage assigned work to meet organizational needs effectively.
- Utilize Help Desk systems or designated applications to review work orders and determine priorities.
- Ensure work orders are completed accurately, effectively, and within required timelines.
- Maintain readiness for emergency preparedness and disaster recovery activities in accordance with organizational plans and leadership direction.
- Participate in emergency and disaster preparation, response, and recovery efforts.
- Report to assigned facilities or locations during emergency events as directed by leadership.
- Support organizational operations before, during, and after emergency events as required.
- Remain available to assist in maintaining continuity of services during emergencies.
- Promote and model a high standard of customer service within the department.
- Communicate effectively with team members, departmental leadership, organizational leadership, and stakeholders at all levels.

Required Skills & Experience
- Must have reliable transportation which will enable them to perform tasks and responsibilities in a timely and appropriate fashion.
- Ability to read and interpret construction documents.
- Ability to write effective summaries and reports as required.
- Good written and verbal communication skills.
- Strong computer skills; proficiency in Microsoft Word, Excel, and Outlook preferred.
- General working knowledge of the trades including HVAC, plumbing, electrical, carpentry and building construction methods.
- Excellent critical thinking and problem-solving skills.
- Ability to work with minimal supervision.
- General knowledge of use of general shop tools and making complicated repairs.
- General knowledge of and experience in general maintenance, including electrical, plumbing, painting, wall repair, equipment and shelving installation, and grounds maintenance.
- Must reside in close proximity to primary Empath Health work location.

Preferred Skills & Experience
- Two to Three (2-3) years maintenance experience in healthcare setting.
Education
High school diploma or general education degree (GED).
Required Certifications & Licensure
- Must provide proof of valid automobile insurance and Drivers License, a copy of which will be placed in the employee's HR file.
- Successfully work to acquire training and demonstrate working knowledge of Life Safety Fire Regulations (AHCA).
