About the role

As our Maintenance Technician II, you’ll be the go-to expert keeping our properties in top-notch condition. From handling work orders to routine inspections, your hands-on skills will help create a safe, comfortable, and beautifully maintained home for our residents. You’ll perform general and preventative maintenance repairs, assist the Service Supervisor with scheduling and vendor management, and oversee property maintenance.

Responsibilities

  • Accurately diagnose and solve problems with cost-effective, long-term solutions.
  • Perform maintenance work on the property, including electrical, HVAC, pools, plumbing, and grounds work as required.
  • Coordinate and monitor the quality of maintenance work performed by outside contractors.
  • Adhere to community on-call rotation requirements for emergency repairs or maintenance issues.
  • Ensure prompt response to all service requests, including emergency situations.
  • Identify the most efficient way to handle maintenance requests and manage high volumes of work.
  • Conduct daily inspections of community grounds and interior, addressing deficiencies immediately to ensure safety and comfort.
  • Complete all required trainings, meetings, and programs.
  • Provide excellent customer service, making residents feel important and comfortable during interactions.
  • Maintain professionalism in appearance, punctuality, and communication (email, phone, video, text).
  • Install, maintain, and monitor security camera systems, locks, keys, and security access for residents and staff.
  • Monitor vendor key checkout and conduct regular property inspections, reporting suspicious activity.
  • Maintain building safety systems, ensuring compliance with all company, local, city, state, and federal guidelines.
  • Keep accurate, detailed, and timely maintenance records for all activities.

Requirements

  • Intermediate knowledge of electrical systems, HVAC, plumbing, and mechanical equipment.
  • Strong communication and customer service skills for interacting with team members and residents.
  • Proven track record of quality work.
  • Ability to assist with maintaining property security and Fire Life Safety systems.
  • Experience using the Yardi work order system and other computer systems for service tickets, inventory, and maintenance records.
  • Strong time management skills with the ability to switch tasks quickly and frequently.
  • Basic computer skills.
  • Reliable transportation and valid driver’s license.

Qualifications

  • Technical degree in a related field or equivalent training/experience.
  • 1-2 years in multifamily maintenance, construction, or equivalent experience.
  • Certifications in HVAC/EPA, CPO, electrical, plumbing, carpentry, and masonry preferred.

Pay

$24.00 - $27.00/hour plus bonus potential.

Schedule

Monday - Friday, 8:00 AM - 6:00 PM. On-call if necessary.
