Maintenance Technician II

About the role

As a Maintenance Technician, you will diagnose and repair problems to maintain the physical condition of our communities and ensure timely service for residents. This role is ideal for someone passionate about maintenance, problem-solving, and delivering high-quality living experiences.

Responsibilities

• Diagnose and repair issues in HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware, masonry, painting/wallpaper, water features (pools, spas), and waste management systems.
• Complete assigned service requests and repairs efficiently and to company standards.
• Prepare vacant apartment homes for new residents in a timely manner.
• Perform turnkey work and conduct preventative maintenance for apartments.
• Assist in painting interior and exterior surfaces.
• Maintain a safety-first culture by following all AvalonBay safety policies and reporting unsafe conditions or behaviors.
• Perform hot works, including brazing, soldering, and welding, within company standards.

Requirements

• 2-3 years of maintenance experience, including HVAC, plumbing, electrical, and general repairs.
• Valid driver’s license.
• Ability to participate in an on-call rotation schedule.
• Strong communication skills for interacting with associates and residents.
• Ability to read and understand policies and procedures, including key control, apartment turnover, and emergency protocols.
• Knowledge of cleaning supplies, chemical safety (SDS), and proper use of Personal Protective Equipment (PPE).
• Basic understanding of emergency systems, shutoffs, and their locations.
• Knowledge of paint types and tools.

Pay

Total base pay range: $52,500.00 – $74,000.00.

Location: San Dimas, California (91773). Full-time, 40 hours per week.
